YL快捷酒店项目开发研究

【摘要】:经济型酒店起源于美国,目前在欧美等旅游业发达地区已经发展成为一种成熟的行业经营模式。区别于传统的星级酒店,经济型酒店抛弃传统酒店服务中休闲、餐饮、会议等“不必要”的服务,只提供优质的“有限服务”,即“bb”服务,breakfastbed,通过这种与传统酒店业不同的定位,获得成本优势和差异化优势。经济型酒店的概念在上世纪90年代才进入中国,随着中国旅游业的大众化进程,旅游逐渐从一种奢侈品变成日常消费品,这给经济型酒店的发展带来了广阔的市场前景。中国经济型酒店行业民族代表品牌如家在纳斯达克的上市,更是刺激了这一领域的投资,一时间,经济型酒店遍地开花,呈现迅猛的发展态势。在这种情况下,由于盲目跟风,出现了许多非理性投资,经营不当导致投资者利益受损的情况也屡屡发生。因此,为了保障投资者利益,避免盲目投资现象,在投资之初对经济型酒店的项目开发进行深入研究是非常必要的。 在对经济型酒店项目开发进行研究时,可以从投资前市场环境、该项目的商业模式、投资收益和风险分析等几个方面进行。通过对投资前市场环境分析,可以对经济型酒店的投资环境进行判断和研究,判断该行业市场形势,看市场环境是否允许进入该行业;通过对项目商业模式的分析,可以对项目经营有更为准确的认识,为进入该行业领域后的经营提供指导和依据;通过对投资收益和投资风险进行分析,可以对投资的经济指标有较为精确的论证,防止盲目投资,为投资决策打下基础,最大程度的避免投资者利益受损情况的出现。 本文基于A公司YL快捷酒店项目的投资实例,进行了系统的研究。首先在充分了解我国旅游业和经济型酒店业行业现状的前提下,对项目所在地郑州市的市场投资环境、市场需求以及市场竞争状况进行了分析。然后根据项目实际情况,对项目酒店的商业模式进行了分析解构。通过前两个步骤,就可以得出该项目的市场前景和发展潜力。接下来,根据该项目的投资预算和收入预测,对财务指标进行测算,重点是分析项目的投资收益和投资风险,并提出风险控制建议。最后对该项目如何实施运营提出简单方案。 通过对YL快捷酒店项目的投资进行定性和定量分析,得出了具有科学性和可行性的结论:YL快捷酒店项目市场前景良好,发展潜力大,商业模式清晰,投资收益稳健,是一个收益良好、可操作性强的投资项目。并根据分析结果,对YL快捷酒店项目的实施提供了简单的运营方案和推广建议,为YL快捷酒店投资项目提供了有效参考。

[Abstract]:Economy hotel originated in the United States, and has developed into a mature industry management model in developed tourism areas such as Europe and the United States. Different from the traditional star-rated hotel, the economy hotel abandons the "unnecessary" service such as leisure, catering, conference and so on in The Legacy Hotel service, and only provides high-quality "limited service", that is, "bb" service. Breakfastbed, obtains the cost advantage and differentiation advantage through this different position from the traditional hotel industry. The concept of economy hotel only entered China in the 1990s. With the popularization of tourism in China, tourism has gradually changed from a luxury to a daily consumer goods, which has brought broad market prospects for the development of economy hotel. The listing of national representative brands in China's economy hotel industry on NASDAQ has stimulated the investment in this field. For a while, economy hotels are blooming all over the place, showing a rapid development trend. In this case, due to blind follow-up, there are a lot of irrational investment, improper management leads to the damage to the interests of investors. Therefore, in order to protect the interests of investors and avoid blind investment, it is very necessary to study the project development of economical hotels at the beginning of investment. When studying the development of economical hotel project, it can be carried out from several aspects, such as the pre-investment market environment, the business model of the project, the investment income and the risk analysis and so on. Through the analysis of the market environment before investment, we can judge and study the investment environment of the economical hotel, judge the market situation of the industry, see whether the market environment is allowed to enter the industry, through the analysis of the project business model, we can have a more accurate understanding of the project management, and provide guidance and basis for the operation after entering the industry field. Through the analysis of investment return and investment risk, we can accurately demonstrate the economic index of investment, prevent blind investment, lay the foundation for investment decision, and avoid the damage of investors' interests to the greatest extent. Based on the investment example of YL Express Hotel project of A company, this paper makes a systematic research. First of all, on the premise of fully understanding the current situation of tourism and economic hotel industry in China, this paper analyzes the market investment environment, market demand and market competition in Zhengzhou, where the project is located. Then according to the actual situation of the project, the business model of the project hotel is analyzed and deconstructed. Through the first two steps, the market prospect and development potential of the project can be obtained. Next, according to the investment budget and income forecast of the project, the financial indicators are calculated, focusing on the analysis of the investment income and investment risk of the project, and the risk control suggestions are put forward. Finally, a simple scheme is put forward for how to implement the operation of the project. Through the qualitative and quantitative analysis of the investment of YL Express Hotel project, it is concluded that the YL Express Hotel project has a good market prospect, great development potential, clear business model and steady investment income. It is an investment project with good return and strong maneuverability. According to the analysis results, a simple operation scheme and promotion suggestions are provided for the implementation of YL Express Hotel project, which provides an effective reference for the investment project of YL Express Hotel.
