【摘要】:我国自1999年开始正式步入老龄化国家的行列。统计数据显示,我国60岁及以上的老年人在2014年底总数已达到2.12亿,占我国总人口的比例达到了15.5%。为了应对人口老龄化,我国提出了“9073”养老计划,按照此计划,我国将有超过1.9亿的老年人将要在家庭中养老。而当前老年人所居住的住宅,尤其是单位型住区里的住宅,多数都为建设年代较早的多层住宅,这些住宅的建筑质量依旧较好,但在很多方面都已不能满足老年人的生活需求,如住宅单元出入口、住宅垂直交通等都无法实现无障碍通行的要求。如果为了满足他们的居住需求而对这些多层住宅拆除新建,既不现实也不环保,因此对此类住宅进行适老化改造是非常有意义而且必要的。本文以西安市单位型住区多层住宅为研究对象,对西安市四个比较有代表性的单位型住区多层住宅进行了调研,总结出单位型住区多层住宅的几种常见类型,分析了这些多层住宅在公共空间适老化方面存在的问题,如可识别性差、单元出入口缺乏无障碍设计、公共储藏空间缺失、垂直交通可达性差、照明设施不足等问题;并对居住在其中的居民对这些住宅的适老化改造意愿进行了调研;通过对西安和上海的几处已进行的多层住宅适老化改造实例进行调研,归纳总结其经验启示。在此基础上提出西安市单位型住区多层住宅底层单元出入口空间、底层单元门厅空间、住宅垂直交通空间以及套型内外入口及过渡空间等多层住宅公共空间的适老化改造策略,并结合对西安建筑科技大学家属院多层住宅公共空间做适老化改造设计的探讨,将提出的策略加以运用,希望对今后西安市单位型住区多层住宅公共空间的适老化改造提供一定的借鉴参考。
[Abstract]:Since 1999, China has formally stepped into the ranks of aging countries. Statistics show that the total number of elderly people aged 60 and above has reached 212 million in end of 2014. In order to cope with the aging of the population, we put forward the "9073" pension plan, according to this plan. More than 190 million of the elderly in China will be in the family to support the elderly, and the current residence of the elderly, especially in the unit residential areas, most of them are the construction of earlier multi-storey housing. The quality of these houses is still good, but in many ways can no longer meet the needs of the elderly, such as the entrance and exit of housing units. Housing vertical traffic can not achieve the requirements of barrier-free passage. It is neither realistic nor environmentally friendly to demolish and build these multi-storey houses in order to meet their living needs. Therefore, it is very meaningful and necessary to adapt to the aging of this kind of housing. This paper takes the unit residential multi-storey residence in Xi'an as the research object. Based on the investigation of four representative multi-storey residential buildings in Xi'an, this paper sums up several common types of multi-story housing in unit residential areas. The problems in the aging of public space are analyzed, such as poor identifiability, lack of barrier-free design of unit entrance and exit, lack of public storage space and poor vertical traffic accessibility. Insufficient lighting facilities; And the residents living in these houses to adapt to the aging of the intention to carry out a survey; Based on the investigation of several cases of multi-storey residential building in Xi'an and Shanghai, this paper sums up the experience and enlightenment of it, and puts forward the entrance and exit space of multi-storey residential unit in Xi'an city. The retrofit strategies of multi-storey public space, such as the foyer space of the lower floor unit, the vertical traffic space of the residence and the inside and outside entrance of the suite type and the transition space, etc. Combined with the research on the design of multi-storey residential public space in Xi'an University of Architectural Science and Technology, the strategies proposed will be applied. It is hoped that this paper will provide some reference for the retrofit of multi-storey residential public space in Xi'an.
