【摘要】:本文研究了众筹筑屋规划方案设计中的三个问题并建立了数学模型。问题一,对房型9和房型10按照已有普通宅、非普通宅建筑面积比进行分摊后再计算,列出目标函数,并用Excel核算出了原方案的容积率、开发成本、土地成本、开发费用、税金、增值税和收益。问题二,为了尽量满足参筹者的购买意愿,用相对比较法对满意度进行加权处理,建立数学模型,并用Lingo求出各个房型的建房套数后,重新对房型9、10、11进行设计,以达到最大的满意度,从而核算出新的容积率、开发成本、土地成本、开发费、增值税和收益。问题三,由于方案二投资回报率并没有达到25%,故重新设定房型9、10、11占其三者总建房套数的比重,建立目标函数,运用Excel核算出新的收益和投资回报率。
[Abstract]:In this paper, three problems in the planning and design of crowdfunding housing are studied and the mathematical model is established. Problem one, for housing type 9 and house type 10, according to the existing ordinary house, non-ordinary residential building area ratio after the apportionment, list the objective function, and use Excel to calculate the original plan of the volume ratio, development costs, land costs, development costs, Taxes, VAT and earnings. Second, in order to satisfy the purchase intention of the participants as far as possible, the satisfaction degree is weighted by the relative comparison method, and the mathematical model is established. After the number of the building units of each type is calculated by Lingo, the design of the house type 910 / 11 is redesigned. To achieve maximum satisfaction, thus accounting for new volume rates, development costs, land costs, development fees, VAT and revenue. Third, because the rate of return on investment in scheme two has not reached 25%, the proportion of housing type 91010 / 11 to the total number of housing units is re-set up, the objective function is established, and the new return on income and investment is calculated by using Excel.
