成都地区绿色建筑技术的成本—效益分析研究

【摘要】:随着我国工业化和城镇化的加速,建筑业迎来了大发展的机遇;然而面临节能减排的推进和国家对生态环境的不断重视,绿色建筑也开始映入大众视野。从1985年到2012年,我国城镇人口增长了1.8倍,而房屋竣工面积增加了近20倍。如此庞大量的建筑所产生的能耗极其巨大,对国家节能减排的开展带来一定困难;同时,也为绿色建筑的发展带来契机。本论文结合绿色建筑基本理论、技术经济学理论及成都地区地域特征,对成都地区绿色建筑技术的成本与效益进行分析研究,用科学的数据为开发商及政府发展绿色建筑提供参考,为成都地区绿色建筑经济分析提供理论基础,弥补我市在绿色建筑成本效益研究的不足,这具有重要的理论意义。本文通过梳理国内外关于绿色建筑的研究成果,发现大多围绕绿色建筑的评估做定性分析较多,而对其经济效益、社会效益和环境效益进行综合定量评价的研究相对较少。在市场化背景下,经济因素是影响建筑也发展的关键之一。在传统的成本效益评价模式下,囿于政策导向不明、技术水平不够、信息不对称等因素影响,绿色建筑不被业内看好。本文力求从绿色建筑的实践出发,在客观实践的基础上分析绿色建筑的成本效益。首先,作者梳理了绿色建筑的相关理论、特征,详尽阐述了绿色建筑的节能、节地、节材、节水、室内环境以及运营管理等技术。然后,对国内最新的绿色建筑技术的运用情况以及建筑案例情况进行的统计分析,并对国内常用绿色建筑技术进行综述。接着,本文结合成都地区的建筑实践,分别研究了地源热泵技术、屋顶绿化技术和雨水中水利用技术等在成都应用情况,并进行了效益分析。最后,选择了成都某绿色建筑案例的节能改造工程,对其进行了充分的经济效益、环境效益和社会效益的综合分析,并得出定量化的研究结果。
[Abstract]:With the acceleration of industrialization and urbanization in China, the construction industry has ushered in the opportunity of great development. However, in the face of the promotion of energy conservation and emission reduction and the continuous attention of the country to the ecological environment, green buildings have also begun to be reflected into the public vision. From 1985 to 2012, the population of cities and towns increased 1.8 times, while the area of completed houses increased nearly 20 times. The energy consumption generated by such a large amount of buildings is extremely huge, which brings some difficulties to the development of national energy saving and emission reduction; at the same time, it also brings opportunities for the development of green buildings. Based on the basic theory of green building, the theory of technical economics and the regional characteristics of Chengdu, this paper analyzes and studies the cost and benefit of green building technology in Chengdu area. Using scientific data to provide a reference for developers and governments to develop green buildings, to provide a theoretical basis for the economic analysis of green buildings in Chengdu, and to make up for the lack of research on the cost-effectiveness of green buildings in our city, which has important theoretical significance. Through combing the research results of green building at home and abroad, it is found that there are more qualitative analysis around the evaluation of green building, but less research on the comprehensive quantitative evaluation of its economic, social and environmental benefits. Under the background of marketization, economic factors are one of the key factors affecting the development of architecture. In the traditional cost-benefit evaluation mode, due to the unclear policy direction, insufficient technical level, asymmetric information and other factors, green building is not favored by the industry. This paper tries to analyze the cost benefit of green building on the basis of objective practice. Firstly, the author combs the relevant theories and characteristics of green building, and expounds in detail the technologies of energy saving, land saving, material saving, water saving, indoor environment and operation management. Then, the use of the latest green building technology in China and the case of the statistical analysis, and the domestic common green building technology is summarized. Then, this paper studies the application of ground source heat pump technology, roof greening technology and Rain Water water utilization technology in Chengdu based on the construction practice in Chengdu, and analyzes the benefits. Finally, the energy-saving reconstruction project of a green building in Chengdu is selected, and the comprehensive analysis of its economic, environmental and social benefits is carried out, and the quantitative research results are obtained.
