“奥特莱斯”商业建筑平面布局模式研究与实践

【摘要】:随着奥特莱斯这种新兴商业零售业态在我国的快速发展,改变了传统百货商场的购物模式,为商业注入了一股新鲜血液。在这个百货商场业绩不佳的大背景下,奥特莱斯的业绩却在节节攀升,在进入我国这短短十几年时间里已有近200多家奥特莱斯在我国先后开业。奥特莱斯这种商业模式在全球,特别是美国、欧洲、日本等地区已经发展的日渐成熟。但是,在进入我国后却因盲目发展扩张和缺乏理论依据与实践经验,能够做到真正意义上的奥特莱斯却不多。其实,奥特莱斯商业建筑势必有别于其他的商业建筑类型,拥有其独特的设计理念和设计方法。本文介绍了与奥特莱斯相关的业态,并对其基本界定、一般特点、发展历史和规律趋势做了简单概述。结合相关书目对商业建筑平面布局类型的介绍,加之对国内成功的典型奥特莱斯商业建筑实地踏勘调研,从项目选址与可达性、总平面布局、动线设计与路径选择、使用情况与满意度这四个方面具体研究奥特莱斯商业建筑的平面布局模式。文章最后介绍了研究生期间参与的西安草堂奥特莱斯建筑的前期策划及其概念方案设计的相关内容。将所得出的最适合于奥特莱斯商业建筑的平面布局模式运用在方案设计中,将理论变为现实,在实践中检验课题研究的操作性。课题研究致力于为奥特莱斯商业建筑的设计人员提供合理的平面布局模式以及顾客使用满意度较高的建筑设计手法,希望对今后的奥特莱斯商业建筑设计提供一定的帮助,能为改善奥特莱斯商业建筑品质贡献绵薄之力。
[Abstract]:With the rapid development of OUTLETS in China, the traditional shopping mode of department stores has been changed, and a fresh blood has been injected into the business. Under the background of the poor performance of this department store, the performance of OUTLETS is rising. In the short period of more than ten years, more than 200 OUTLETS have opened in our country. OUTLETS business model in the world, especially in the United States, Europe, Japan and other regions have become increasingly mature. However, because of the blind development and the lack of theoretical basis and practical experience after entering China, there are not many OUTLETS in the true sense. In fact, OUTLETS commercial building is bound to be different from other commercial building types, with its unique design concept and design methods. This paper introduces the business forms related to OUTLETS, and gives a brief overview of its basic definition, general characteristics, development history and law trends. Combined with the introduction of the layout types of commercial buildings by relevant bibliographies, in addition to the successful field survey of typical OUTLETS commercial buildings in China, this paper discusses the location and accessibility of the project, the overall layout, the dynamic and line design and the path selection. Use and satisfaction of these four aspects of the specific study of OUTLETS commercial building layout model. In the end, the paper introduces the pre-planning of OUTLETS architecture in Xi'an Caotang and the related contents of conceptual scheme design. This paper applies the plane layout pattern which is most suitable for OUTLETS commercial building in the scheme design, turns the theory into reality, and tests the feasibility of the research in practice. The research is devoted to providing reasonable layout pattern for OUTLETS commercial building designers and building design techniques with high customer satisfaction, and hopes to provide some help to OUTLETS commercial architecture design in the future. Can contribute to improve the quality of OUTLETS commercial buildings.
