【摘要】:随着我国住房制度全面市场化改革的深入,房地产业已经成为了国民经济的重要支柱产业之一。伴随着各地区、各城市房地产业如火如荼的发展,房地产价格出现了逐年飙升的状况,房地产业发展的诸多问题也在不断显现。综合分析目前我国房地产市场发展和房地产价格的整体分布状况,发现东部沿海地区城市的房地产发展程度和房地产价格均明显高于中、西部地区城市。本文正是基于前人对房地产价格的研究成果和我国房地产市场和价格空间分布不均衡的现状,希望从影响房地产价格的因素出发,对造成沿海和内陆城市房地产价格差异的内在原因进行一次探索。 为了能够达到期望的研究目标,本文进行了四个方面的工作。首先,本文从房地产价格的含义与构成、理论基础和特征三个方面对房地产价格的相关理论进行了概括;其次,本文将影响沿海城市房地产价格的因素按照经济、社会、政策和区位划分为四类,并对每一类的影响因素进行了归纳和理论分析,探讨了每个影响因素与房地产价格之间的影响关系;再次,依据对房地产价格影响因素的分析,收集影响因素数据,同时为了保证研究的完整性,对于数据获取困难或者难以直接量化的因素,采取了选用其他相似的因素进行表征,在确定所需的影响因素的条件下,结合各城市统计年鉴获取影响因素数据;最后,分别从时间和空间两个角度对沿海和内陆城市房地产价格的影响因素进行实证对比分析,探讨造成沿海和内陆城市房地产价格差异的内在原因。 得到的结果如下:从时间角度来看,以青岛市和威海市为代表的沿海城市房地产价格的主要影响因素是海港吞吐量和人均道路面积,而武汉市和洛阳市的房地产价格则主要是由房地产投资额、建筑成本和城市化水平三个影响因素决定的。从分析的结果来看,两个地区房地产价格产生差异的原因主要是由于影响房地产价格的因素不同引起的,并且从长远看,这些因素对房地产价格的影响会越来越大,两者的差异也会越来越明显。从空间角度来看,拥有海岸线长度、年均空气相对湿度、年均气温、年均降雨量、年均日照小时和年均最大温差等地理位置和自然气候条件都对房地产价格均具有显著的影响,并且随着距离海岸线的距离越来越远,地区自然气候条件越来越差,房地产价格也呈现阶梯形下降的状况。因此,从沿海和内陆城市房地产总体分析来看,由于空间气候因素不同所造成的两者房地产价格差异难以避免,而由时间因素指标不同造成的房地产价格差异,,却可以通过合理的城市规划和政府干预政策将其差距缩小。
[Abstract]:With the deepening of the comprehensive market-oriented reform of housing system in China, real estate has become one of the important pillar industries of the national economy. With the development of various regions, the real estate industry in cities is in full swing. Real estate prices have been soaring year by year, and many problems in the development of real estate are also emerging. Comprehensive analysis of the current real estate market development and the overall distribution of real estate prices. It is found that the real estate development degree and the real estate price of the eastern coastal cities are obviously higher than that of the middle. This paper is based on the previous research results of real estate prices and China's real estate market and price spatial distribution imbalance, hoping to start from the factors that affect the real estate prices. This paper explores the internal causes of the difference in real estate prices between coastal and inland cities. In order to achieve the desired research objectives, this paper carried out four aspects of the work. First, this paper from the meaning and composition of real estate prices. The theoretical basis and characteristics of the three aspects of real estate prices related theories are summarized; Secondly, the factors affecting the real estate prices in coastal cities are divided into four categories according to economic, social, policy and location, and each kind of influencing factors are summarized and analyzed theoretically. The relationship between each influencing factor and real estate price is discussed. Thirdly, according to the analysis of the influencing factors of real estate price, collect the data of the influencing factors, and in order to ensure the integrity of the research, it is difficult or difficult to directly quantify the factors of data acquisition. Other similar factors are chosen to be used to characterize them. Under the condition of determining the necessary influencing factors, the data of the influencing factors are obtained by combining the statistical yearbooks of each city. Finally, from the perspective of time and space, this paper makes an empirical comparative analysis on the influencing factors of real estate prices in coastal and inland cities, and probes into the internal causes of the difference in real estate prices between coastal and inland cities. The results are as follows: from the point of view of time, the main influencing factors of real estate prices in coastal cities, such as Qingdao and Weihai, are port throughput and road area per capita. The real estate prices in Wuhan and Luoyang are mainly determined by the real estate investment, construction cost and urbanization level. The difference in real estate prices between the two regions is mainly due to the different factors affecting real estate prices, and in the long run, these factors will have more and more impact on real estate prices. The difference between the two will be more and more obvious. From a spatial point of view, there are coastline length, average annual air relative humidity, average annual temperature, average annual rainfall. Annual sunshine hours and annual maximum temperature difference and other geographical location and natural climate conditions have a significant impact on real estate prices, and with the distance from the coastline more and more distant. Regional natural climate conditions are getting worse and worse, real estate prices also show a stepwise decline. Therefore, from the coastal and inland urban real estate overall analysis. It is difficult to avoid the difference of real estate prices caused by different spatial climatic factors, but the difference of real estate prices caused by different time factors. However, the gap can be narrowed through rational urban planning and government intervention policies.
