基于城镇化视角的我国房地产业发展规模研究

【摘要】:B前,房地产业在国民经济中发挥着越来越重要的作用,我国的城镇化建设也正处于快速发展阶段。在过去的几十年中,房地产业在我国城镇化建设中发挥着重要的支持作用,而城镇化速度的加快又带动了房地产业的发展。城镇化进程给房地产业的发展规模化带来了机遇同时也带来了挑战。随着房地产业规模的不断扩大,住房供应量不断增加,也出现了比如房价过快上涨,各地区发展不均衡等很多M题。因此,在我国城镇化快速度发展的背景下,,对城镇化水平与房地产业发展规模之问的相关性分析,房地产业未来发展的定位以及如何更加有效的控制和优化房地产业发展规模的研究显得尤为重要。本文主要采用定性.分析和定量分析和结合的方法,从城镇化视角对房地产业发展规模进行研究,通过建立城镇化对房地产业规模作用的理论体系,对城镇化进程屮房地产业规模发展的现状进行分析,探讨城镇化水平与我国房地产业发展规模的影响关系,关注城镇化水平的提高对房地产业发展规模的影响程度,最后通过对实证结果进行分析提出合理的对策和建议。 本文共分为五个部分一:第部分为绪论,主要包括论文研宄背景,研究目的和意义,研宄内容、方法及研究结构,以及本文的主要贡献。第二部分为相关理论及文献综述,首先是对城镇化和房地产业规模的涵义和特点进行概述,并进一步分析了其影响因素及测度指标。其次是对国内外的研宄状况进行了综述。第三部分为理论分析部分,在对我国城镇化进程和房地产业发展现状进行描述的基础上,从定量和定性的角度分析了城镇化对我国房地产业发展规模的影响作用。第四部分为实证部分,首先基于向量自回归(VAR)模型,分析了城镇化水平与房地产业发展规模之间的互动关系。其次运用面板数据模型分区域分层次对我国城镇化水平对房地产业发展规模的影响进行了分析。分析结果表明:我国城镇化水平对房地产业发展规模足有正|nj的影响关系,并且影响的程度在不同的区域和城市M是有一定差异的。最后,针对实证分析结果提出了政策性建议。第五部为木文的结论。
[Abstract]:Before B, the real estate industry plays a more and more important role in the national economy, the urbanization construction of our country is also in the rapid development stage. The real estate industry plays an important supporting role in the urbanization construction of our country. The acceleration of urbanization has led to the development of the real estate industry. The urbanization process has brought opportunities and challenges to the development of the real estate industry. With the expansion of the real estate industry scale. Housing supply continues to increase, such as the rapid rise in housing prices, uneven development in various regions and many other M problems. Therefore, in the context of rapid urbanization in China. The correlation analysis of urbanization level and real estate industry development scale. The orientation of the future development of the real estate industry and how to control and optimize the scale of the development of the real estate industry is particularly important. This paper mainly adopts the methods of qualitative analysis and quantitative analysis and combination. This paper studies the scale of real estate industry development from the perspective of urbanization, and analyzes the current situation of the development of real estate industry scale through the establishment of a theoretical system of the effect of urbanization on the scale of real estate industry. This paper discusses the relationship between the urbanization level and the development scale of real estate industry in China, and pays attention to the influence degree of the increase of urbanization level on the development scale of real estate industry. Finally, through the analysis of the empirical results, reasonable countermeasures and suggestions are put forward. This paper is divided into five parts: the first part is the introduction, mainly including the research background, research purpose and significance, research content, methods and research structure. And the main contributions of this paper. The second part is related theory and literature review, first of all, the meaning and characteristics of urbanization and real estate scale are summarized. And further analysis of its impact factors and measurement indicators. Secondly, the research situation at home and abroad is summarized. The third part is the theoretical analysis part. On the basis of describing the process of urbanization and the development of real estate industry in China, this paper analyzes the impact of urbanization on the development of real estate industry in China from the perspective of quantitative and qualitative analysis. Part 4th is the empirical part. First of all, it is based on the vector autoregressive (VAR) model. The interaction between urbanization level and real estate industry development scale is analyzed. Secondly, the influence of urbanization level on real estate industry development scale is analyzed by using panel data model. The results show that:. The level of urbanization in china has a positive impact on the development of real estate industry. And the degree of influence is different in different regions and cities. Finally, based on the results of empirical analysis, the paper puts forward some policy recommendations. 5th parts of the conclusions are in the paper.
