四川内江XX商住房地产项目风险分析及其应对措施

【摘要】:当前,我国的房地产行业尚未进入成熟时期,仍处于发展阶段,房地产投资者对市场风险的防范意识较差,不能有效识别市场风险,为了获取高额的投资回报,决策过程往往不够理智,此外,,有时不能全面理解国家的法律政策,导致房地产行业中的风险很大。房地产开发工程项目风险尽管为房地产企业带来巨大的威胁,但同时也为其提供了广阔的发展机会,如果企业能全面了解开发工程项目的风险,并积极采取有效措施应对风险,那么不但能够有效消除潜在风险,还能够获得更为客观的投资回报,并有利于企业抓住之前认为风险高而放弃的其他项目。所以,研究房地产开发项目风险管理有重要意义。 本文收集房地产开发项目风险管理的相关资料,进行理论研究,分析出房地产风险的基本特征,总结风险管理的主要内容,结合四川省内江市某房地产项目案例,对项目从开发投资决策阶段、取得土地阶段、到工程设计施工阶段以及物业管理阶段等整个过程中所面临的风险进行风险分析、风险识别、风险评估和风险应对,将理论与案例紧密结合起来,总结项目风险管理的方法,期望可以得出房地产项目风险管理的相应解决办法。
[Abstract]:At present, China's real estate industry has not yet entered a mature period, is still in the development stage, real estate investors have poor awareness of market risks, can not effectively identify market risks, in order to obtain high return on investment. The decision-making process is often not rational and, in addition, there is sometimes a failure to fully understand the legal policies of the State. The risk of real estate development project brings great threat to real estate enterprises, but it also provides a broad development opportunity for real estate enterprises. If the enterprise can fully understand the risk of the development project and take effective measures to deal with the risk, it can not only effectively eliminate the potential risk, but also can obtain more objective return on investment. Therefore, it is of great significance to study the risk management of real estate development projects. This article collects the real estate development project risk management related information, carries on the theory research, analyzes the real estate risk basic characteristic, summarizes the risk management main content. Combined with a real estate project in Neijiang City, Sichuan Province, the project from the development and investment decision-making stage, land stage. The risk analysis, risk identification, risk assessment and risk response during the whole process of engineering design and construction and property management are closely combined with the theory and cases. Summarize the method of project risk management, expect to get the corresponding solution of real estate project risk management.
