【摘要】:在房地产业良好的发展前景、激烈的行业竞争以及严厉的调控措施等的大环境下,我国的房地产业要想在本行业中脱颖而出,获得一定的经济利润就必须不断加强对项目的管理,通过运用相关的理论知识在保障工程质量的同时对项目的进度进行有效管理,尽可能的缩短工期以减少资金和人员的成本,提早获得销售款项,才能保障我国房地产业的持续发展。 我国房地产业由于发展历史较为短暂,发展速度又很快,在这过程中不免存在一定的问题,主要表现在企业的负债率较高,资金获取的成本较大,项目工期拖延,,房地产市场秩序混乱等。而对于房地产业来说,由于其需要大量的资金用以支持项目的进行,而这些获取的资金随着时间的推移所产生的资金成本是巨大的,因此对房地产项目进行进度管理就显得尤为重要。项目进度管理通过一系列措施的实施使得项目能够按时完成,提早获得销售资金,减少了资金费用和人工成本,同时及早的完善项目还能较早的占领市场,把握市场先机,以提高项目的经济利润。综上所述,对房地产项目进行进度管理,不仅是提高企业竞争力的要求,而且也是企业获得经济利润的保障,更是我国房地产业健康发展的要求。因此,对房地产项目进行进度管理具有重要的意义。 本文以A市紫金花园房地产项目为研究对象,首先介绍了项目管理特别是进度管理的相关理论;然后通过信息搜集、实地走访调查等方式,了解到A市紫金花园房地产项目的基本情况的基础上,结合房地产项目管理学习的知识框架。在对紫金花园房地产项目的进度管理中,首先通过对工作结构的分解和各项工作的时间估算,制定了相应的进度计划。其次,建立了进度检查制度、偏差测量机制等对项目的进度加以控制。最后为了保证项目的按时完成,从组织结构方面、资源方面、经费等方面进行了保障,确保项目的按时完工,文章最后提出了对本文的展望。
[Abstract]:In the great environment of good development prospect of real estate industry, fierce industry competition and strict regulation and control measures, the real estate industry of our country wants to stand out in this industry. To obtain a certain economic profit, we must constantly strengthen the management of the project, through the use of relevant theoretical knowledge to ensure the quality of the project at the same time to effectively manage the progress of the project, as much as possible to shorten the duration of the project to reduce the cost of funds and personnel. Get sale money early, can safeguard the sustainable development of our country real estate industry. Due to the short history and rapid development of the real estate industry in our country, there are some problems in this process, such as the high debt ratio of the enterprises, the large cost of obtaining funds, and the delay of the project construction period. The order of the real estate market is chaotic and so on. For the real estate industry, because it needs a lot of funds to support the project, the cost of the funds generated by these funds over time is enormous. Therefore, it is particularly important to manage the progress of real estate projects. Through the implementation of a series of measures, the project schedule management enables the project to be completed on time, obtains sales funds early, and reduces the cost of capital and labor. At the same time, the early improvement of the project can also seize the market earlier and grasp the market opportunity to improve the economic profits of the project. In summary, the progress management of the real estate project is not only the requirement to improve the competitiveness of the enterprise. Moreover, it is also the guarantee for enterprises to obtain economic profits, and it is also a requirement for the healthy development of real estate industry in China. Therefore, it is of great significance to manage the progress of real estate projects. Taking Zijin Garden real estate project of A city as the research object, this paper first introduces the relevant theories of project management, especially progress management, and then through information collection, field visit and investigation, etc. On the basis of understanding the basic situation of Zijin Garden real estate project in A city, combined with the knowledge frame of real estate project management, in the progress management of Zijin Garden real estate project, First of all, by decomposing the work structure and estimating the time of each work, the corresponding progress plan is worked out. Secondly, the progress check system is established. The deviation measurement mechanism controls the progress of the project. Finally, in order to ensure the timely completion of the project, it guarantees the project in terms of organizational structure, resources, funds, etc., to ensure the timely completion of the project. Finally, the prospect of this paper is put forward.
