青岛中海—国际社区房地产23#项目风险管理研究

【摘要】:近几年来,随着我国经济发展水平的迅速提升以及城镇化进程的加快,我国的房地产行业得到了突飞猛进的发展。而且由于人们生活水平的提高,吃、穿、行占人们的收入及日常开支的比例逐年下降,这使得人们有更多的资金用来购房。另外,由于我国的人均住房面积和住房条件与发达国家还有较大差距,因此我国对于住房还有较大的市场需求。房地产行业的快速发展,改善城镇面貌、提高国民的生活水平、刺激消费、促进投资、对一系列相关产业的发展起到了推动作用。2010年以来,我国出台了一系列房地产行业调控政策来抑制房价的上涨。另外,房地产行业过度投资导致的行业内部竞争加剧,使得房地产行业依靠粗放的投资方式既能获得较大盈利的机会逐渐减少,项目开发的不稳定因素增多。本文运用项目风险管理的基本理论,以青岛中海-国际社区房地产23#项目作为研究对象,在对该项目的项目区位、项目规模、交通环境等要素进行分析之后,结合青岛市房地产市场发展现状对该项目进行了项目风险研究。在对中海-国际社区项目开发经营过程中存在的风险应用德尔菲法进行识别,找出13项影响中海-国际社区项目开发的风险因素,并在此基础上构建中海-国际社区项目的风险指标体系。在此基础上,运用AHP模糊综合评价法对中海-国际社区项目进行风险评价,评价结果是该项目的综合风险水平较低。最后,在分析项目的风险评价结果的基础上,采取不同的措施来应对不同的项目风险,从而降低中海-国际社区项目的风险水平,确保中海-国际社区项目的顺利实施。
[Abstract]:In recent years, with the rapid improvement of our country's economic development level and the acceleration of the urbanization process, the real estate industry in our country has developed by leaps and bounds. Moreover, due to the improvement of people's living standards, food and clothing, The proportion of jobs in people's income and daily expenses is decreasing year by year, which makes people have more money to buy houses. In addition, because of the large gap between China's per capita housing area and housing conditions compared with developed countries, Therefore, there is still a large market demand for housing in our country. The rapid development of the real estate industry, the improvement of the appearance of cities and towns, the improvement of the people's living standards, the stimulation of consumption, and the promotion of investment, Since 2010, China has introduced a series of real estate industry regulation policies to curb the rise of house prices. In addition, the competition within the industry caused by overinvestment in the real estate industry has intensified. It makes the real estate industry rely on extensive investment mode can make a large profit opportunities gradually reduce, the unstable factors of project development increase. This paper applies the basic theory of project risk management, Taking Qingdao Zhonghai International Community Real Estate Project as the research object, after analyzing the project location, project scale, traffic environment and other factors of the project, Combined with the present situation of the real estate market in Qingdao, the project risk is studied. The Delphi method is used to identify the risks existing in the development and operation of the Zhonghai-International Community Project. To find out the 13 risk factors that influence the development of CSP-ICP, and to construct the risk index system of CSP-ICP on this basis. The AHP fuzzy comprehensive evaluation method is used to evaluate the risk of the Zhonghai-international community project. The evaluation results show that the comprehensive risk level of the project is low. Finally, based on the analysis of the risk evaluation results of the project, Different measures should be taken to deal with different project risks so as to reduce the risk level and ensure the smooth implementation of CSI projects.
