对A公司在建工程抵押价值评估的案例研究

【摘要】:房地产估价是一个技术性很强的行业,不仅要求从业人员要有一定的理论基础和实践经验,,还要求估价机构乃至整个行业不断提升技术标准。在中国,房地产估价行业从出现到发展,不过短短二十几年的时间。在金融业的迅速发展的如今,房地产抵押贷款的种类越来越多,而随着房地产业的迅速发展,在建工程抵押贷款成为了房地产企业融资的重要手段,在建工程项目的抵押评估也成为各大房地产估价企业的重要业务。 在建工程项目的抵押评估不仅决定了房地产企业的贷款金额,还对银行的风险控制有十分重要的意义,因此合理客观准确的确定在建工程项目的抵押价值十分重要,这不仅要求估价单位在市场调查、参数选取的过程中下功夫,还要求在价值计算等技术性环节做到认真谨慎。 本文以案例研究的形式,结合真实的在建工程项目评估案例,对假设开发法和成本法在在建项目评估实务中的运用情况作了充分展示。首先介绍论文整体的思路与研究方法,再对本次需要评估的在建工程项目进行概述,根据该项目的特点选取适当的评估方法,综合运用成本法和假设开发法对该项目进行价值评估,最终得出了该项目的评估单价和评估总价。最后对该案例的评估结果进行总结,并总结了在建工程的评估工作中的经验和体会,最后说明了本文所展示案例的创新点和不足之处。
[Abstract]:Real estate valuation is a highly technical industry, which not only requires employees to have a certain theoretical basis and practical experience, but also requires valuation institutions and even the whole industry to continuously upgrade technical standards. The real estate valuation industry has developed from its emergence to development, but in a short period of more than 20 years. With the rapid development of the financial industry, there are more and more kinds of real estate mortgage loans, and with the rapid development of the real estate industry, Mortgage loan in construction project has become an important means of financing for real estate enterprises, and mortgage evaluation of construction projects has become an important business of real estate valuation enterprises. The mortgage evaluation of the construction project in progress not only determines the loan amount of the real estate enterprise, but also plays an important role in the risk control of the bank. Therefore, it is very important to determine the mortgage value of the construction project reasonably, objectively and accurately. This not only requires valuation units to work hard in the process of market investigation and parameter selection, but also requires careful attention in technical aspects such as value calculation. In this paper, the application of hypothetical development method and cost method in the practice of construction project evaluation is fully demonstrated in the form of a case study and a real case study of a construction project in progress. First of all, the paper introduces the overall thinking and research methods of the paper. Then summarize the project in progress, select the appropriate evaluation method according to the characteristics of the project, and evaluate the value of the project by using cost method and hypothetical development method. Finally, the evaluation unit price and the total evaluation price of the project are obtained. Finally, the evaluation results of the case are summarized, and the experience and experience in the evaluation work of the construction project are summarized. Finally, this paper illustrates the innovative points and shortcomings of the case.
