成都市限价房政策对购买意愿的影响研究

【摘要】:随着我国经济不断发展与城镇化进程不断深入,城市的住房问题越来越尖锐。我国的城市住房体系包括商品房、廉租房、经济适用房以及限价房等组成。后三者属于保障性政策房的行列,用来解决中低收入家庭面对的住房问题。特别是限价房政策的出台是针对在城市中大多数人的利益。限价房政策从出台到全国普及应用,短短的几年时间内在解决收入与住房矛盾方面做出了很大贡献,并且成为了城镇化进程中不可缺少的一部分。这一政策在实施时各个城市可根据自身的特点进行细化。在实施的这段时间内也发现了很多问题。如限价房定位不明确。说是针对中低收入,但很难对这一范围进行清晰界定。在很多城市政府只限定开发商开发限价房的数量,对选址和销售没有进行有效监督。地方政府对限价房价格应该有一套明文的文件,统一标准。限价房政策最终的销售对象与初衷有很大的不同。政策应该建立一套公开透明的分配系统,以及售后服务与退出管理机制。本文以成都市咨询或申购限价房的人员作为实证研究对象。对被调查人员发放已经定义完全,针对成都市限价房政策对购房者购买意愿影响的调查问卷。对收集到的数据做SPSS数据统计软件分析,从简单的统计分析到线性因素分析。本文的调查问卷分为五个部分:问答人员的个人信息、对限价房的需要、价格影响因素、政策影响因素和关注因素(购买动机)。对政策因素与关注因素进行线性分析,结果显示户籍、收入、优先结婚等都对购买行为直接影响。同时本文还从数据中统计分析出申购人员群体分布情况和其他因素对政策实施状况的影响。在本文的最后部分总结了研究成果,还提出针对成都市限价房政策的建议。
[Abstract]:With the development of our economy and the deepening of urbanization, the urban housing problem is becoming more and more acute. The urban housing system of our country includes commercial housing, low-rent housing, Comfortable housing and the price limit room, etc. The latter three are among the indemnificatory policy houses. To solve the housing problem faced by low- and middle-income families. In particular, the introduction of the price limit housing policy is aimed at the interests of the majority of people in the city. This article takes Chengdu consultation or requisition for limited price house as the empirical research object. The distribution of the investigated personnel has been fully defined. According to the questionnaire of the effect of the price limit policy on the buyers' willingness to buy, the data collected are analyzed by the SPSS statistical software. From simple statistical analysis to linear factor analysis, the questionnaire in this paper is divided into five parts: personal information of the Q & A personnel, the need for the price limit room, the factors affecting the price, Policy influencing factors and concerned factors (purchase motivation).
