紧凑城市背景下我国城市居住用地“中层中密度”开发模式探索

【摘要】:我国城镇化进程中城市既要提供足够的住房,叉要满足紧凑城市背景下集约发展。我国居住区目前"高容积"的开发模式存在着种种不足。新的《城乡用地分类与规划建设用地标准》中居住用地指标的增大和我国保障性住房的建设造成居住用地的容积率降低,使得"高层低密度"和"低层高密度"的开发模式能够实现,而这两种开发模式不能满足集约发展的要求。借鉴欧洲紧凑城市的发展理念,本文提出了"中层中密度"的开发模式,通过研究分析,"中层中密度"是一种集约的开发模式,能够在满足住房需求的前提下实现集约发展的目标。
[Abstract]:In the process of urbanization, cities should provide adequate housing and meet the needs of intensive development in the context of compact cities. There are various deficiencies in the development mode of high volume residential area in our country. The increase of residential land index in the new Standard of Urban and Rural Land Classification and Planning and Construction Land, and the decrease of residential land volume rate due to the construction of affordable housing in China, The development mode of "high level low density" and "low level high density" can be realized, but these two development modes can not meet the demand of intensive development. Based on the development concept of compact cities in Europe, this paper puts forward the development mode of "middle density in middle layer". Through research and analysis, it is concluded that "middle density in middle layer" is a kind of intensive development mode. Can meet the housing needs under the premise of the realization of intensive development objectives.
