X物业公司定编定岗设计

【摘要】:定岗定编是人力资源规划的基础,岗位编制是否合理对于公司的经营效果乃至战略目标都有相当大的影响。本文针对目前X物业公司在发展中存在的组织结构、业务流程以及岗位设置等不合理的现状,判断目前的定编定岗已经不适应公司战略目标的实现,故对X公司的人力资源定编定岗定员进行研究。这对于公司的人力资源管理及战略目标的实现具有重要意义。 本文首先指出了目前物业管理发展的背景,提出了为什么要做人力资源管理定岗定编这一方向的研究。其次,通过实地调查、人员访谈、问卷调查等方法,对X物业公司的现状进行分析和研究,结果指出,在组织结构方面直线职能式的组织模式已不能适应公司的发展,在业务流程方面,不规范的流程体系难以满足公司内部制度的需要,在人力资源定岗定编方面,由于缺乏科学的工具和方法,存在严重缺编等问题。接着,,针对以上出现的各种问题,X物业公司试图找出解决方案:对组织结构按照适合公司发展的矩阵式加以设计,设计了与公司发展相匹配的业务流程,并将核心业务流程加以规范化;对于定编定岗,针对X物业公司下属有代表性的枫林绿洲房产项目进行具体的岗位编制及定员情况设计,最后得到与公司发展相匹配的岗位说明书与定员情况。结尾部分主要是对以上设计方案或是意见提出的保障措施。 本文结合了X公司物业管理岗位的特点和现实情况,通过多种方法,如样本实测法,对该行业岗位编制进行分析。总的来讲,这也对物业管理行业有一定的借鉴意义。
[Abstract]:Fixing the post is the foundation of the human resource planning, and the reasonable post compilation has a considerable influence on the company's management effect and even the strategic goal. This paper, aiming at the existing organizational structure, the business process and the post setting of the X property company, has not adapted to the public. In order to realize the strategic goal of the company, it is important for the human resources management of the company and the realization of the strategic goal to make a study of the X company's human resources customized and fixed post personnel.
This article first points out the background of the development of the property management, and puts forward the research on the direction of the human resource management fixing and editing. Secondly, through the field survey, the personnel interview, the questionnaire investigation and other methods, the present situation of the X property company is analyzed and studied, and the results indicate that the organization structure is a linear functional organization. The model has not adapted to the development of the company. In the business process, the non standard process system is difficult to meet the needs of the internal system of the company. Because of the lack of scientific tools and methods, there are serious problems in the lack of scientific tools and methods. Then, in view of the problems above, the X property company tries to find out the solution. Case: design the organizational structure according to the matrix suitable for the development of the company, design the business process that matches the company's development, standardize the core business process, and make the final design for the representative Maple oasis property project of the X property company. The job descriptions and staffing conditions that match the company's development are obtained. The ending part is mainly the safeguard measures for the above design proposals or opinions.
This paper, based on the characteristics and reality of the property management posts of X company, analyzes the post compilation of the industry through a variety of methods, such as sample measurement, which is also useful for the property management industry.
