养老地产盈利模式的影响因素研究

【摘要】:中国在1999年步入老龄化社会,由于特殊国情,未来很长一段时间,中国老年人口数量都将呈现快速发展趋势,也将随之成为世界上老年人口规模最大的国家。加之家庭小型化、空巢化等因素,急剧增长的社会养老服务需求与社会养老服务体系不健全的矛盾将日益突出。近年,中国老龄化的加速及产业的细分化,银发产业特别是养老地产开始引起了国内学者及投资者的关注。但是,养老地产作为养老服务业一部分,除了公益性外,本身社会资本参与是需要盈利的。有效的运营和盈利模式,关系着养老地产投资者的热情,也关系着养老地产发展的前景。 本文通过阅读研究国内外学者关于养老地产盈利相关文献,对影响养老地产盈利的关键性因素进行了系统的研究。在养老地产盈利概念的基础上,,对养老地产利益相关者以及盈利模式要素进行分析,构建养老地产盈利的理论模型,得到了影响因素间的关系。然后,用结构方程模型对理论进行实证检验,最终得出论文的基本结论,客户范围、客户价值、价值链、收入来源是养老地产盈利模型主要影响因素。 直接影响养老地产盈利的因素主要有:客户范围、竞争优势以及收入来源,客户价值与企业盈利之间没有显著相关性,但是客户价值通过对其他要素的影响间接影响着养老地产盈利。因此,养老地产要想盈利,必须在选址、定位市场、培养核心竞争力以及选择入住收费模式方面特别注意。
[Abstract]:China stepped into an aging society in 1999. Due to the special national conditions, the number of the elderly population in China will show a rapid development trend for a long time in the future, and will become the largest country in the world. Combined with family miniaturization, empty nesting and other factors, the contradiction between the rapidly increasing demand for social old-age service and the imperfect social old-age service system will become increasingly prominent. In recent years, with the acceleration of aging and the fine differentiation of industry in China, the silver hair industry, especially the old-age real estate, has attracted the attention of domestic scholars and investors. However, pension real estate as a part of pension services, in addition to public welfare, its own social capital participation is profitable. The effective operation and profit model are related to the enthusiasm of the investors and the prospect of the development of the endowment real estate. This paper studies the key factors that affect the income of endowment real estate by reading the literature of the scholars at home and abroad. On the basis of the concept of pension real estate profit, this paper analyzes the stakeholders of pension property and the factors of profit model, constructs the theoretical model of pension real estate profit, and obtains the relationship between the influencing factors. Then, using the structural equation model to empirical test the theory, finally draw the basic conclusion of the paper, customer scope, customer value, value chain, income sources are the main factors affecting the pension real estate profit model. The main factors that directly affect the profit of pension real estate are: customer scope, competitive advantage, income source, customer value and enterprise profit, there is no significant correlation between customer value and enterprise profit. But customer value indirectly affects pension real estate profit through the influence of other factors. Therefore, in order to be profitable, the pension real estate must pay special attention to the selection of location, market, core competitiveness and the choice of charging mode.
