中国养老地产开发模式的研究

【摘要】:在中国老龄化日益严重、养老地产业面临巨大机遇的时代背景下,本文针对中国养老地产尚处于起步阶段、各方面都不成熟这一问题,通过对大量文献的研究,借鉴发达国家养老地产开发模式的经验,提出了从融资模式、经营模式和管理模式三个方面构建中国的养老地产开发模式。并在政府、开发商和消费者三方博弈分析的基础上提出了政策建议,对中国养老地产业的发展具有重要的理论意义和现实意义。 本文通过大量文献研究,采取了理论分析和案例研究相结合的方法得出了以下重要结论: (1)本文通过对发达国家养老地产开发融资模式的分析,提出了适合中国养老地产的融资模式,即自筹模式、合作模式和BOT模式。 (2)本文通过对发达国家养老地产开发经营模式的分析,提出了中国养老地产经营模式,即物业销售收益模式、物业租赁收益模式、物业租售结合收益模式、会员制服务销售模式和住房反向抵押模式。 (3)本文通过对发达国家养老地产开发管理模式的分析,提出了中国养老地产管理模式,即开发商管理模式、战略联盟管理模式和专业公司管理模式。 (4)本文通过政府、开发商和消费者三方博弈的分析,从准入制度、优惠政策和约束机制三个方面提出了政策建议,,保障我国养老地产行业有序发展。
[Abstract]:Under the background that the aging of China is becoming more and more serious and the pension real estate industry is facing enormous opportunities, this paper aims at the problem that China's old-age real estate is still in its infancy and is not mature in all aspects, through the study of a large number of documents. Based on the experience of the developed countries, this paper puts forward the construction of the development mode of the endowment real estate in China from three aspects: the financing mode, the management model and the management mode. On the basis of the three-party game analysis among government, developer and consumer, this paper puts forward some policy suggestions, which has important theoretical and practical significance for the development of China's pension real estate industry. Based on a large number of literature studies, this paper adopts the method of combining theoretical analysis and case study to draw the following important conclusions: 1) based on the analysis of the development and financing mode of endowment real estate in developed countries, this paper puts forward the financing mode suitable for China's endowment real estate, that is, self-financing mode, cooperation mode and BOT mode. 2) based on the analysis of the development and management mode of endowment real estate in developed countries, this paper puts forward the management mode of Chinese endowment real estate, that is, property sale income model, real estate rental income model, property rental and sale combined income model. Membership service sales model and housing reverse mortgage model. 3) based on the analysis of the development and management mode of endowment real estate in developed countries, this paper puts forward the management mode of Chinese endowment real estate, that is, developer management mode, strategic alliance management mode and professional company management mode. 4) based on the analysis of the tripartite game among government, developer and consumer, this paper puts forward some policy suggestions from three aspects: access system, preferential policy and restraint mechanism to ensure the orderly development of the pension real estate industry in China.
