我国房地产业组织优化研究

【摘要】:近年来我国房地产业高速发展,对国民经济有巨大带动作用,然而在其高速发展的背后,房地产投资过度和房价过快上涨带来的问题也不容忽视。在此背景下,研究我国房地产业组织状况,可以从动态角度了解市场结构—市场行为—市场绩效的传导关系,找出影响市场绩效的因素,为房地产业组织优化提供对策。 本文运用SCP范式研究我国房地产业组织状况,对市场结构、市场行为以及市场绩效进行指标量化分析。得出我国房地产市场集中度整体偏低,属于竞争性较强的垄断竞争市场结构,但东部地区大中城市的区域垄断程度较高。在此市场结构下,全国大型房企均采用产品差异化战略和品牌差异化战略,通过标准化开发模式打造企业独特产品线,塑造企业品牌价值。在市场结构和行为的作用下,我国近十年房地产产业市场绩效上升很快,但房价收入比一直偏高。在研究我国房地产业组织状况的同时,本文将我国划分为东部区域、中部区域、东北区域和西部区域,进行分区域市场研究。研究得出四个区域的产业结构发展程度不同,相应的市场绩效因市场结构的不同呈现差异。此后,文章采用非线性回归模型分析国内房地产业市场绩效的影响因素,得出市场集中度、企业规模、企业的价格行为和非价格行为都对市场绩效有积极影响,有较大的上升空间;而企业的资金壁垒则过高,对市场绩效产生了消极影响。 最后文章在上述研究结论的基础上给出四个建议,第一,加强房地产行业内部整合,优化市场结构;第二,根据区域房地产业发展情况,科学制定产业政策;第三,企业坚持差异化战略,打造品牌价值;第四,完善金融机制,保障企业顺利融资。
[Abstract]:In recent years, the rapid development of China's real estate industry has played a huge role in driving the national economy. However, behind its rapid development, the problems brought by excessive real estate investment and the rapid rise of house prices should not be ignored. Under this background, we can understand the conduction relationship between market structure, market behavior and market performance from the dynamic point of view, find out the factors that affect market performance, and provide countermeasures for the optimization of real estate industry organization. In this paper, SCP paradigm is used to study the organization of real estate industry in China, and quantitative analysis of market structure, market behavior and market performance is carried out. It is concluded that the concentration of real estate market in China is on the whole low and belongs to a competitive monopoly market structure, but the regional monopoly degree of large and medium-sized cities in the eastern region is relatively high. Under this market structure, the national large housing enterprises adopt the strategy of product differentiation and brand differentiation, and create the unique product line of the enterprise through the standardized development mode, and mold the brand value of the enterprise. Under the influence of market structure and behavior, the market performance of China's real estate industry has risen rapidly in the past ten years, but the ratio of house price to income has been on the high side. At the same time, this paper divides our country into the eastern region, the central region, the northeast region and the western region, carries on the sub-regional market research. The research shows that the four regions have different development degree of industrial structure, and the corresponding market performance is different because of the different market structure. After that, the paper analyzes the influencing factors of domestic real estate market performance by nonlinear regression model, and draws the conclusion that market concentration, enterprise scale, price behavior and non-price behavior of enterprises all have positive effects on market performance. There is more room for improvement, while the capital barrier of enterprises is too high, which has a negative impact on market performance. Finally, on the basis of the above conclusions, the paper gives four suggestions: first, to strengthen the internal integration of the real estate industry, optimize the market structure; second, according to the development of regional real estate, scientifically formulate industrial policies; third, Enterprises adhere to differentiation strategy to build brand value; fourth, improve the financial mechanism to ensure the smooth financing of enterprises.
