住房特征价格指数的编制

【摘要】:近年我国房价格指数受到广泛关注,不同机构发布的数据差异较大,且都存在价格不能充分体现房屋品质差异的问题,特征价格指数则能较好地克服这一缺点。因此,对住房特征价格指数编制方法的研究十分必要。文章以广州市为例,利用新建商品住宅网签交易数据,采用回归分析等方法建立住宅特征价格模型,探讨特征价格法在房价指数编制中的应用。
[Abstract]:In recent years, China's housing price index has received extensive attention. The data released by different organizations are quite different, and all of them have the problem that the price can not fully reflect the difference of house quality. The characteristic price index can overcome this shortcoming better. Therefore, it is necessary to study the compilation method of housing characteristic price index. This paper takes Guangzhou as an example, uses the transaction data of newly built commercial housing network, establishes the housing characteristic price model by means of regression analysis, and probes into the application of the characteristic price method in the compilation of house price index.
