【摘要】:近年来随着我国房地产产业的迅速发展,许多企业纷纷加入到房地产投资建设的行列中。但同时房地产产业存在着投资金额大、回收期长、不确定性因素多、投资风险较大等特征。因此,为了降低投资房地企业的风险,避免因盲目投资而造成的巨大亏损。投资企业应当对其投资房地产项目的风险情况进行详尽的了解和分析,尤其是针对项目投资建设时期所面临风险的评价。这是房地产投资企业,合理开发、控制风险的重要方法和先决条件。本文根据房地产项目投资风险评价的相关理论,结国内外学者在此方面的研究资料,在充分分析和借鉴现有房地产项目评估的研究文献和资料的基础上,实地调研收集相关数据,将理论运用到实例当中。从天一房地产项目的财务情况入手,对项目的投资风险进行分析,以此对整个房地产项目的投资风险情况进行进一步的了解,为投资企业做出合理投资决策提供科学的依据。目前国内外学者对于项目的投资风险评价多为单方面的定性的宏观分析,且针对房地产项目的投资风险评价研究,并没有形成一个较为完整的房地产产业投资风险评价体系和方法。因此,本文以企业财务估算为基础,定量的对房地产投资风险评价方法进行进一步的研究,从而建立一个比较完整的房地产项目投资风险评价方法体系。本文研究的目标为综合应用项目评估的理论知识与研究成果,结合房地产项目投资风险评估的方法成果,在对天一房地产项目投资情况进行估算的基础上,对其进行投资风险评价研究。建立一个科学合理的、全面的房地产项目风险评价方法与结论,为房地产企业投资决策提供科学的数据理论支持。同时,为房地产项目相关研究提供参考。
[Abstract]:In recent years, with the rapid development of the real estate industry in China, many enterprises have joined in the construction of real estate investment, but at the same time, the real estate industry has the characteristics of large investment, long recovery period, many uncertain factors and high investment risk. In order to reduce the risk of investment in real estate enterprises and avoid blind investment, The investment enterprise should make a detailed understanding and analysis of the risk of its investment real estate projects, especially the evaluation of the risk facing the project investment construction period. This is an important method and prerequisite for the real estate investment enterprise to develop and control the risk reasonably. This article is based on the investment risk of the real estate project. On the basis of the research documents and data of the existing real estate project evaluation, the relevant data of the domestic and foreign scholars have been analyzed and collected, and the relevant data are collected in the field, and the theory is applied to the examples. In this regard, the investment risk of the whole real estate project is further understood, and the scientific basis is provided for the investment enterprises to make reasonable investment decisions. At present, most scholars at home and abroad have a unilateral and qualitative macro analysis on the investment risk assessment of the project, and the investment risk assessment study of real estate projects has not been formed. It is a more complete investment risk evaluation system and method for real estate industry. Therefore, based on the financial estimation of the enterprise, this paper makes a quantitative study on the evaluation method of real estate investment risk, thus establishing a relatively complete system of investment risk evaluation of real estate projects. The objective of this paper is to integrate the real estate investment risk evaluation method. With the theoretical knowledge and research results of project evaluation, combined with the results of the investment risk assessment of real estate projects, the investment risk assessment is carried out on the basis of the estimation of the investment situation of the real estate project. A scientific and reasonable and comprehensive risk assessment method and conclusion for real estate projects is established for real estate enterprises. It provides scientific data theory support for industry investment decisions, and provides reference for related research of real estate projects.
