我国房价调控政策的有效性与适用性研究

【摘要】:本文以房价的合理走势为调控目标,基于PVAR2模型对我国复合实施的主要调控手段的政策效应进行了横向分解和纵向分期研究。研究结果表明:房价调控政策仅对高房价城市有显著影响;并非所有调控政策都能发挥理论上的政策效应;不同类型的城市适合实施不同的房价调控政策。据此,可对我国当前及未来实施的房价调控政策进行必要的调整和优化。
[Abstract]:Taking the reasonable trend of house price as the control target, this paper studies the policy effect of the main control means of compound implementation in China by horizontal decomposition and vertical staging based on PVAR2 model. The results show that: the policy of housing price control only has a significant impact on high-housing cities; not all the regulatory policies can play a theoretical policy effect; different types of cities are suitable to implement different housing price control policies. Based on this, we can adjust and optimize the current and future housing price regulation policy.
