物业服务企业资源整合型服务创新模式研究

【摘要】:随着十八大对现代服务业发展和推进新型城市化建设的政策提出以及居民对房屋居住要求的提升,物业服务创新成为新形势下提升企业竞争优势的关键因素。但如何进行物业服务创新还是一个业内共同探讨的话题。本文以物业服务企业资源整合型服务创新为研究重点,在理论综述的基础上建立了物业服务企业资源整合型服务创新的理论框架。以北京北大资源物业经营管理集团有限公司作为研究对象,运用规范案例研究的方法,对物业服务企业资源整合型服务创新模式进行了研究。研究过程包括理论研究、实地访谈、二手资料收集等阶段,最后得出了物业服务企业资源整合型服务创新理论模型。并提出三点结论:(1)物业服务企业资源整合型服务创新驱动力分为内部驱动力和外部驱动力。内部驱动力因素中,集团资源和中高层管理者的作用显著,员工的作用不显著。外部驱动力分为轨道和行为者,轨道包括政策导向、社会意识以及技术发展,对物业服务企业资源整合型服务创新具有催生引导作用。行为者因素中政府的作用显著,业主与竞争者有一定的作用但不十分显著,合作者的作用不显著。(2)物业服务企业资源整合型服务创新的开发要素包括战略创新、技术支持、组织调整和新业主界面。四个要素之间呈现出以战略创新为主导,以组织调整为保障,以技术支持搭建平台,以新业主界面为表现方式的特征。其中,企业文化起到了良好的牵引作用。(3)物业服务企业资源整合型服务创新开发过程会遵循设计、分析、发展、全面推广的步骤,但呈现出在服务的设计、分析、发展环节中以集团公司为主导,物业公司配合进行,在全面推广过程中以物业项目为平台进行落实,以物业公司为主体对创新服务进行宣传推广的特征。
[Abstract]:With the policy of developing modern service industry and promoting the construction of new urbanization in the 18th National Congress of the Communist Party of China (CPC) and the improvement of residents' requirement for housing, the innovation of property service has become the key factor to enhance the competitive advantage of enterprises in the new situation. But how to carry out property service innovation is still a topic of common discussion in the industry. This paper focuses on resource integration service innovation of property service enterprises, and establishes the theoretical framework of property service enterprise resources integration service innovation on the basis of theoretical review. Taking Beijing Peking University Resource property Management Group Co., Ltd as the research object, this paper studies the innovation mode of integrated resource service in real estate service enterprises by using the method of normative case study. The research process includes theoretical research, field interviews, second-hand data collection and so on. Finally, the theoretical model of integrated service innovation of property service enterprises is obtained. Three conclusions are put forward: (1) the driving force of resource integration service innovation in property service enterprises is divided into internal driving force and external driving force. Among the internal driving factors, the role of group resources and middle and senior management is significant, while the role of staff is not significant. The external driving force is divided into tracks and actors, which include policy orientation, social consciousness and technological development. The government plays a significant role in the actors, the owners and competitors have a certain role but not very significant, the role of the partners is not significant. (2) the development elements of the property service enterprise resource integration service innovation include strategic innovation. Technical support, organizational adjustment and new industry interface. Among the four elements, strategic innovation is the leading factor, organization adjustment is the guarantee, technical support is the platform, and the main interface of the new industry is the expression mode. Among them, corporate culture plays a good traction role. (3) property service enterprise resources integrated service innovation development process will follow the design, analysis, development, comprehensive promotion steps, but presents in the service design, analysis, In the development link, the group company is the leading factor, the property company is cooperating with each other, the property project is the platform to carry on the implementation in the comprehensive promotion process, the property company is the main body carries on the propaganda promotion to the innovation service characteristic.
