高铁对城市房价的非线性及异质性影响研究

【摘要】:作为现阶段我国重要的交通基础设施,高铁建设对住房价格存在着重要的影响。基于2005—2014年京沪高铁沿线13个主要城市站点周边2245个楼盘的面板数据,构建三重差分模型分析了高铁对房地产价格的影响。研究发现:(1)高铁建设确实显著提高了沿线城市的房地产价格,这种提升效应在一定距离区间内随着距离的增加逐渐减弱,并且主要体现在高铁的建设期中;(2)高铁对城市房价的影响存在显著的异质性。具体而言,高铁对房价高、人口规模大和经济总量高的城市的房价提振作用显著大于房价低、人口规模小和经济总量低的城市。
[Abstract]:As an important transportation infrastructure in China at present, the construction of high-speed rail has an important impact on housing prices. Based on the panel data of 2245 buildings around 13 major urban sites along the Beijing-Shanghai high-speed rail line from 2005 to 2014, A triple differential model was built to analyze the impact of high-speed rail on real estate prices. The study found that the construction of high-speed rail did significantly increase the real estate prices of cities along the route, and the lifting effect gradually weakened with the increase of distance in a certain distance range. In particular, the effect of high-speed rail on housing prices in cities with high housing prices is significantly higher than that in cities with high housing prices, large population size and high economic volume.
