深圳地铁深大站上盖综合体项目经济评价研究

【摘要】:我国经济的蓬勃发展造就了大量的各类综合体项目。综合体一般包含了写字楼、商业、酒店等业态形式,可为人们提供办公场地、消费娱乐及休息场所,也正由于其多功能性,相对于普通房地产项目,其经济评价更为复杂。 本论文采用了“三个结合”——“定量与定性分析相结合”、“静态与动态分析相结合”、“宏观和微观分析相结合”的分析研究方法,对深圳地铁深大站上盖综合体项目进行经济评价。 首先对项目概况进行了介绍,,对项目编制了投资估算;其次以项目建设周期为前提编制了资金投入计划;再次,对项目各种业态的销售、经营或出租收益、成本进行了分析,进而得出项目的财务估算、项目的获利能力分析和财务效益分析,以及其生存周期内的各年度现金流量,进而得出项目净现值和内部收益率。 其次,使用模糊综合评价方法建立国民经济评价数据模型,从宏观角度对项目开展评价。最后,使用郭均鹏教授提出的基于区间分析的项目经济评价方法,研究当各要素(如现金流、贴现率)为区间数时,常用评价指标(如净现值、内部收益率)的计算以及评估,进而全面评价本项目的合理性和可行性。 本文研究和讨论的深圳地铁深大站上盖综合体项目经济评价,一方面有利于全社会正确、全方位地了解综合体项目和项目决策的重要性;另一方面,可以促进项目决策者提高科学和理论基础,并加强投资决策和管理,克服片面追求局部经济利益的短视行为,从大局出发合理安排综合体项目的投资。
[Abstract]:The vigorous development of our economy has brought up a large number of complex projects.The complex generally includes office buildings, commerce, hotels and other forms of business, can provide people with office space, consumption, entertainment and rest place, but also because of its versatility, compared with ordinary real estate projects, its economic evaluation is more complex.This paper adopts the analytical research methods of "three combinations"-"combination of quantitative and qualitative analysis", "combination of static and dynamic analysis", "combination of macro and micro analysis".In this paper, the economic evaluation is carried out on the complex project of Shenzhen Metro Station.First of all, the general situation of the project is introduced, and the investment estimate is compiled. Secondly, the capital investment plan is prepared on the premise of the project construction cycle. Thirdly, the sales, operating or rental income and cost of the project are analyzed.Then the financial estimate of the project, the profitability analysis and the financial benefit analysis of the project, as well as the cash flow of each year in its life cycle, are obtained, and the net present value and internal rate of return of the project are obtained.Secondly, the fuzzy comprehensive evaluation method is used to establish the data model of national economic evaluation, and to evaluate the project from the macro perspective.Finally, using the project economic evaluation method based on interval analysis proposed by Professor Guo Junpeng, this paper studies the calculation and evaluation of commonly used evaluation indicators (such as net present value, internal rate of return) when each element (such as cash flow, discount rate) is interval number.Then the rationality and feasibility of the project are evaluated.On the one hand, the economic evaluation of the Shenzhen Subway deep large station superstructure complex project, which is studied and discussed in this paper, on the one hand, is helpful to the whole society to correctly understand the importance of the complex project and project decision, on the other hand,It can promote the project decision makers to improve the scientific and theoretical basis, strengthen investment decision-making and management, overcome the short-sighted behavior of one-sided pursuit of local economic interests, and reasonably arrange the investment of complex projects from the overall situation.
