【摘要】：近年来，游艇地产在国内逐渐兴起并得到广泛关注，许多地区已经制定了游艇地产发展规划，有的已经开始付诸实施。作为西部唯一直辖市的重庆市，拥有长江、嘉陵江以及三峡水库等广阔水域，已将游艇产业提上了发展的议程。重庆市政府部门颁布了相关政策、规划了游艇基地并制定了发展规划，重庆市游艇经济即将起航，游艇地产的出现势在必然。游艇地产是一个特殊的地产类型，它是旅游业、游艇产业和房地产业这三大行业结合的产物，它的发展将带动关联产业的发展并能够形成完整的产业链条，具有极强的“造血功能”。但目前关于游艇地产的概念还没有明确的界定，发展所需的条件、发展模式、支撑理论等都没有相关的研究，没能形成统一的标准，，各地都是按主观意愿进行开发，这将不利于游艇地产的健康发展。为了给重庆市游艇地产健康持续发展提供一个明确的指导，作者提出了该研究。论文首先对游艇地产相关概念进行了界定，分析了国内外游艇地产的研究状况、发展状况，在此基础上探讨了游艇地产开发所需的支撑理论，为游艇地产的开发构建了理论支撑体系。在理论研究的基础上，本研究以重庆市作为研究对象，探讨了重庆市游艇地产开发的可行性。在可行性分析时，作者首先分析了重庆市发展游艇地产的条件，进而以波特钻石模型作为基础，从目的地吸引力的角度出发构建了新钻石模型，以新钻石模型分析重庆市游艇地产的竞争力。在发展条件成熟、竞争力强劲的基础上，作者分析了重庆市游艇地产的市场前景。最后，本研究通过案例分析，总结了游艇地产的三大开发模式，再结合重庆市实际情况选择了适合重庆市的游艇地产发展模式——综合型游艇地产开发模式。在模式确定的基础上结合重庆市的实际情况提出了发展布局建议、产业链构建以及发展策略。
[Abstract]:In recent years, yacht real estate has gradually emerged in China and received extensive attention. Many regions have formulated the yacht real estate development plan, some of which have been put into practice. Chongqing, the only municipality directly under the Central Government in the west, has been put into practice. With the Yangtze River, Jialing River and the three Gorges Reservoir and other vast waters, the yacht industry has been put on the agenda. Chongqing municipal government promulgated relevant policies, planned the yacht base and formulated the development plan. Yacht real estate is a special type of real estate, which is the combination of tourism industry, yacht industry and real estate industry. Its development will lead to the development of related industries and form a complete industrial chain, with a strong "hematopoietic function". However, the concept of yacht real estate has not been clearly defined and the conditions for development. The development model, support theory and so on are not related to the research, failed to form a unified standard, everywhere is to develop according to the subjective will. This will be unfavorable to the healthy development of yacht real estate. In order to provide a clear guidance for the healthy and sustainable development of yacht real estate in Chongqing, the author puts forward the research. Firstly, this paper defines the concept of yacht real estate, analyzes the research situation and development of yacht real estate at home and abroad, and then discusses the supporting theory of yacht real estate development. On the basis of theoretical research, this study takes Chongqing as the research object, discusses the feasibility of the development of yacht real estate in Chongqing. The author first analyzes the conditions for the development of yacht real estate in Chongqing, and then constructs a new diamond model from the point of destination attraction based on Porter diamond model. This paper analyzes the competitiveness of yacht real estate in Chongqing with a new diamond model. On the basis of mature development conditions and strong competitiveness, the author analyzes the market prospect of yacht real estate in Chongqing. This paper summarizes the three development models of yacht real estate. Combined with the actual situation of Chongqing City, this paper selects the development model of yacht real estate, which is suitable for Chongqing Municipality, and puts forward some suggestions on the layout of the development combined with the actual situation of Chongqing on the basis of the determination of the model.
