昆明近郊旅游与旅游地产的耦合发展研究

【摘要】:随着人们生活水平的提高和出游理念的深入,以及闲暇时间的调整,城市近郊短途旅游一度成为都市居民旅游的首选。而在旅游产业蓬勃发展,旅游消费从观光型向休闲度假型转变的同时,一些企业开始以房地产开发的形式介入旅游产业的发展,推进了以旅游为主题的房地产项目开发的兴起。旅游业与房地产业都是第三产业中附加值高、关联性强的产业,二者的融合,,势必成为中国经济新一轮的增长点。 昆明作为一个旅游大都市,其旅游业早已发展进入了休闲度假时期,在云南旅游“二次创业”和云南旅游综合改革发展试验区建设不断推进的背景下,大昆明休闲旅游发展空间格局逐渐形成,昆明近郊众多旅游目的地也在不断探寻着升级之路,而将旅游目的地建设与旅游地产结合发展似乎成为了大家共同的选择。 本文将结合昆明近郊旅游和旅游地产两个主题,就二者之间是否能够耦合发展,其耦合发展途径及演化机制等问题展开了理论研究;并在此基础上尝试构建的二者之间相互耦合作用的数量模型。同时总结了昆明近郊旅游地区旅游地产发展的模式,分别选取典型案例进行深入分析,验证了近郊旅游与旅游地产之间存在的耦合互动关系。具体说来,论文共分六章: 第一章为绪论。提出了文章研究的背景与意义;并对国内外的相关研究进展进行文献梳理并予以述评;同时提出了论文采用的研究方法、预期所达到的目标与技术路线。 第二章为相关概念的界定及理论基础的阐述。对昆明近郊旅游、旅游地产及耦合相关的概念进行了界定;并梳理了论文书写所要依据的耦合理论、旅游地生命周期理论和旅游可持续发展理论。 第三章阐述了昆明近郊旅游发展的现状及其发展过程中存在的一些弊端,以及对昆明近郊旅游目的地内所兴起的一系列旅游地产项目进行了概括说明。 第四章在前文分析的基础上深入探讨了昆明近郊旅游对旅游地产开发的带动作用及旅游地产对近郊旅游的反馈作用,总结了二者的耦合发展途径及演化机制;并在此基础上引入耦合理论,成功选取评价指标构建耦合发展模型。 第五章是对昆明近郊旅游与旅游地产耦合发展的实例分析,文章分别选取了安宁温泉旅游区及寻甸温泉旅游(星河温泉小镇)作为昆明近郊旅游地产开发模式的两种典型案例加以论证。在深入分析旅游地产的进入能够对两地的旅游生命周期产生积极影响的基础上,得出了两地旅游与旅游地产的耦合发展演化机制,并采用实际数据及模型论证的方式,说明了两地现阶段旅游业及旅游地产相互耦合程度,并分别为其未来旅游业及旅游地产的发展提出了可行性建议。 第六章是对文章的总结,具体阐述了论文研究所得出的结论并列出了在本文的一些不足之处及本研究领域需要进一步探讨的问题。
[Abstract]:With the improvement of people's living standard and the deepening of the concept of traveling, and the adjustment of leisure time, short distance travel in the suburbs of cities once became the first choice for urban residents. With the booming development of tourism industry and the transformation of tourism consumption from sightseeing to leisure vacation, some enterprises began to intervene in the development of tourism industry in the form of real estate development, which promoted the development of real estate projects with tourism as the theme. Tourism and real estate industry are both high value-added and strongly related industries in the tertiary industry. The integration of the two industries is bound to become a new round of growth point of Chinese economy. As a tourist metropolis, Kunming's tourism industry has already developed into the leisure vacation period. Under the background of Yunnan tourism "second undertaking" and the construction of Yunnan tourism comprehensive reform and development pilot area, The spatial pattern of leisure tourism development in Grand Kunming is gradually formed, and many tourist destinations in the suburbs of Kunming are constantly exploring the way of upgrading, and it seems that the combination of tourism destination construction and tourism real estate development has become a common choice. Based on the two themes of tourism and tourism real estate in the suburbs of Kunming, this paper makes a theoretical study on whether the two can be coupled with each other, the way of their coupling development and the evolution mechanism. On this basis, we try to construct a quantitative model of the interaction between the two. At the same time, this paper summarizes the development model of tourism real estate in the suburbs of Kunming, and analyzes the typical cases to verify the coupling interaction between the tourism and tourism real estate in the suburbs. Specifically, the thesis is divided into six chapters: the first chapter is an introduction. This paper puts forward the background and significance of the research, combs and reviews the related research progress at home and abroad, and puts forward the research methods, the expected goals and the technical route of the paper. The second chapter is the definition of related concepts and theoretical basis. This paper defines the concepts of tourism, tourism real estate and coupling in Kunming suburbs, and combs the coupling theory, the life cycle theory of tourism destination and the theory of tourism sustainable development. The third chapter expounds the present situation of Kunming suburb tourism development and some disadvantages in the process of development, as well as a series of tourism real estate projects in Kunming suburb tourism destination. The fourth chapter discusses the driving effect of Kunming suburb tourism on tourism real estate development and the feedback effect of tourism real estate on suburb tourism on the basis of the previous analysis, and summarizes the coupling development approach and evolution mechanism of the two. On this basis, the coupling theory is introduced, and the evaluation index is selected successfully to construct the coupling development model. The fifth chapter is an example analysis of the coupling development of tourism and tourism real estate in the suburbs of Kunming. This paper selects Anning hot spring tourism area and Xundian hot spring tourism (Xinghe hot spring town) as two typical cases of Kunming suburb tourism real estate development model. Based on the deep analysis of the positive impact that the entry of tourism real estate can have on the tourism life cycle of both places, this paper concludes the evolution mechanism of the coupling development of tourism and tourism real estate between the two places, and adopts the method of actual data and model demonstration. The paper explains the coupling degree of tourism and tourism real estate in the two places at the present stage, and puts forward some feasible suggestions for the future development of tourism and tourism real estate, respectively. The sixth chapter is a summary of the article, the conclusion of the paper is elaborated in detail, and some shortcomings in this paper and the problems that need to be further discussed in this research field are listed.
