【摘要】:随着我国城镇化迅速发展与房地产市场的蓬勃兴起,从工业地产升级而来的产业地产发挥房地产载体的优势,引进产业为发展内涵,通过建造、开发工业厂房、写字楼,将地产、产业、城市发展三方面有机结合,融合自然、社会资源,综合开发、高效经营的多功能产业形态,是一种新兴商业模式,不仅能够提升城市产业能力,挖掘城市产业发展潜力与价值,还能促进产业升级,发挥人口红利优势与资本优势,优化城市经济结构,具有独特的功能。产业地产与传统意义上的房地产开发最大的区别是对产业研究、规划、产业链打造与产业集群等方面有非常专业的要求。这是一种以产业发展为主导,以产业专业化发展方向为发展趋势,以产业升级为短期任务,地产增值为长期任务,城市化发展为最终目标的房地产开发。 与热火朝天但又频频受到政府房地产调控干扰的住宅、商业地产相比,产业地产不仅土地市场竞争较小,土地成本较低,项目后期增值空间巨大,,还由于其独有的产业孵化器的功能获得了诸多政策税收减免、政府补贴等优惠扶持政策。 由于我国房地产市场整体发展时间不长,尤其是产业地产作为新兴地产模式,虽然实践领域开发项目日益受到关注,但相关针对产业地产的研究不多,至于融资渠道的视角几乎没有相关有体系的研究。因此,本文以产业地产为载体,以融资渠道为契入点,首先通过研究产业地产的概念和特征,分析产业地产对经济发展的推动作用,总结出产业地产在我国大力推广的现实意义。接着从我国现有的产业地产发展模式分析入手,分析现行产业地产发展过程中存在的问题、问题产生的缘由以及未来发展的方向。针对最制约发展的资金这一问题,对我国现有的产业地产融资渠道进行分类、归纳与总结,结合发达国家产业地产融资渠道的优劣势分析以及我国产业地产发展过程中的案例分析,提出未来发展过程中我国产业地产开发商如何选择适宜自身发展的融资渠道。不同类型的开发商应积极多方位全面拓展融资渠道,在慎重发掘自身企业特色与发展定位的基础之上选择适宜未来发展趋势的融资渠道。
[Abstract]:With the rapid development of the booming real estate market and the urbanization of our country, from the real estate industry to upgrade the industrial real estate real estate carrier play advantages, the introduction of industry for the development of connotation, through the construction, development of industrial plants, office buildings, the real estate industry, the development of City, the organic combination of three aspects of integration of nature, social resources, comprehensive development, multi-functional industrial form efficient management, is a new business model, not only can enhance the ability of mining industry city, city industrial development potential and value, can promote industrial upgrading, play a demographic dividend advantage and capital advantage, optimize the economic structure of the city, has a unique function. The biggest difference between the real estate development the real estate industry and the traditional sense of industry research, planning, industry chain to create a very professional and industrial cluster and so on. This is a kind of industrial development, to The development trend of industrial specialization is the trend of development, with industrial upgrading as a short-term task, real estate increment as a long-term task and urbanization development as the ultimate goal of real estate development.
But be in full swing again and again by the government and real estate regulation interference of residential, commercial real estate, the real estate industry is not only the competition in the land market is small, low cost land, projects a great value-added space, but also because of its unique industry incubator function won many policies of tax relief, government subsidies and other preferential policies.
Due to the overall development of China's real estate market is not long, especially the real estate industry as a new mode of real estate development projects, although the practice of growing concern, but research related to the real estate industry is not much, but almost no financing channels from the perspective of system research. Therefore, the real estate industry as the carrier, to finance the channel as the starting point, first through the concept and characteristics of the real estate industry, real estate industry analysis role in promoting the economic development, summed up the real estate industry in promoting practical significance in our country. Then from our existing real estate industry development pattern analysis, analysis of the existing development process of current real estate industry problems in reason problems and development direction in the future. For the capital to restrict the development of this problem, the classification of the current real estate industry financing channels, and summarized Summary, combined with the analysis of the advantages and disadvantages of the developed countries industrial real estate financing channels as well as China's real estate industry development in the process of case analysis, how China's industrial real estate developers to choose the appropriate financing channels for their own development and puts forward the future development process. Different types of developers should actively expand financing channels for comprehensive, appropriate choice of the future development trend on based on carefully explore their own characteristics and development orientation of the enterprise financing channels.
