【摘要】:近几年,随着经济的不断发展,房地产业发展迅速,也随之带动了很多相关产业的发展,但是日益高涨的房价使得很多中低收入群体没有能力购买商品房。因此,为解决广大中低收入人群的住房问题,抑制房价过快上涨,政府出台了一系列政策来调控房价。其中大力支持建设保障性住房就是一项很有效的政策,不仅可以帮助解决中低收入群体的住房困难问题,实现“居者有其屋”,而且会在一定程度上分流一部分商品房的刚性需求,达到平抑房价的作用。太原市从2006年开始大规模开展保障性住房安居工程建设,截至2015年底,太原市保障性住房的覆盖率已达到28.1%,充分说明太原市保障性住房发展状况良好。据统计,太原市2016年新开工建设保障性住房46046套,基本建成41316套。如此大规模的建设保障性住房,必定会对商品房市场供求关系、住房建设用地及房价产生一定的影响。因此研究太原市大量建设保障性住房对商品房价格的影响很有必要。本文首先对太原市保障性住房与商品房市场的发展现状进行分析,然后定性分析了保障性住房这一影响因素对商品房供给与需求方面的影响。其次,针对太原市的实际情况选取了包括保障性住房在内的六个影响因素进行定量分析。通过运用灰色关联度的分析方法来分析选取的保障性住房等影响商品房价格的因素与商品房价格之间具体的关联程度,得出它们之间的关联程度都很高的结论。在此基础上建立太原市商品房价格的灰色预测模型GM(1,N),分析各影响因素对商品房价格的影响程度,根据得出的模型系数来确定太原市保障性住房的建设对商品房价格的影响程度,结果表明太原市保障性住房的建设会对商品房价格产生一定的抑制作用。最后根据得出的结果对进一步加强太原市保障性住房建设、促进房地产市场健康发展提出对策建议。
[Abstract]:In recent years, with the continuous development of economy, the rapid development of real estate industry, also led to the development of many related industries, but the rising prices that many low-income groups can not afford to buy commercial housing. Therefore, in order to solve the housing problems of low-income groups, curb housing prices, the government introduced a a series of policies to control housing prices. Which support the construction of affordable housing is a very effective policy, can not only help to solve the housing problems of low-income groups, to achieve the "home ownership", rigid demand and shunt part of commercial housing in a certain extent, the role of Taiyuan to stabilize prices. The city began to carry out large-scale construction of housing security housing project from 2006, at the end of 2015, Taiyuan city affordable housing coverage has reached 28.1%, full description of security in Taiyuan City The development status of the housing is good. According to statistics, in 2016 in Taiyuan City, new construction of affordable housing 46046 sets, basically built 41316 units. Such a large-scale construction of affordable housing, will be on the housing market supply and demand, the impact of land prices and housing construction. Because of this it is necessary to study Taiyuan city construction effect of housing security of the housing price. This paper firstly analyzes the development status of housing and commercial housing market security in Taiyuan, and the qualitative analysis of the effect of affordable housing and the factor of commercial housing supply and demand. Secondly, according to the actual situation of Taiyuan city selected six factors including affordable housing, quantitative analysis. By using grey relation analysis method to analyze the selection of affordable housing and other factors of real estate prices and commodity prices The degree of correlation between the specific case, the correlation degree between them are very high. The conclusion is established on the basis of grey forecasting model GM Taiyuan city commercial housing price (1, N), analysis of each influencing factor of the price of real estate, to determine the effect of the construction of Taiyuan city affordable housing for goods the real price coefficient according to the model, the results show that the Taiyuan City, the construction of affordable housing will have a certain effect on the price of commercial housing. To further strengthen the construction of affordable housing in Taiyuan city according to the results of the last, put forward some countermeasures to promote the healthy development of the real estate market.
