【摘要】:房地产评估是一个历史悠久的行业,有着数百年的发展历史,而中国的房地产评估则是刚刚起步,仅仅经历了十几年的发展。在这十几年间,伴随着房地产市场的兴旺,房地产评估行业得到了长足的发展,房地产评估行业对于社会经济发展的重要作用已经受到了广泛的认可。 我国房地产评估行业发展到今天,面临着诸多的新情况。一方面是酝酿中的房产税,一旦以评估结果作为房产税的计税依据,将极大的推动批量评估技术在中国的普及,这势必会严重冲击传统的房地产评估市场;另一方面是社会上对房地产评估的需求大大增加且呈现多样化的趋势,这些评估需求主要体现在咨询策划等高端评估服务上,而非传统的房地产评估业务,但目前国内大多数房地产评估企业不具备开展这些高端业务的实力。 机遇往往与挑战共存,在房地产评估企业面临着如此之多的难题时,能够顺应时代发展,合理应对挑战的企业将会得到更大的发展空间。为此,房地产评估企业应当通过转变经营思路,扩展业务范围,改变盈利模式,提升技术实力等方式加强自身竞争力,以适应新时代背景下的房地产评估工作,并谋求更多的发展机会。 本文将通过对当下市场环境变化趋势的分析以及对相关企业转型案例的研究,为房地产评估企业提出合理的转型建议。
[Abstract]:Real estate evaluation is a long history of the industry, with hundreds of years of development history, and China's real estate evaluation is just beginning, only experienced more than ten years of development. With the prosperity of the real estate market, the real estate evaluation industry has been greatly developed, and the important role of the real estate evaluation industry for the social and economic development has been widely recognized. China's real estate evaluation industry has developed to today, facing many new situations. On the one hand, the real estate tax in the brewing, once the evaluation results as the tax basis of the property tax. It will greatly promote the popularization of batch evaluation technology in China, which is bound to seriously impact the traditional real estate evaluation market; On the other hand, the social demand for real estate evaluation greatly increases and presents a diversified trend. These needs are mainly reflected in consulting planning and other high-end evaluation services, rather than the traditional real estate evaluation business. But at present most domestic real estate appraisal enterprises do not have the strength to carry out these high-end business. Opportunities often coexist with challenges. When real estate evaluation enterprises are faced with so many difficult problems, enterprises that can adapt to the development of the times and reasonably cope with the challenges will get more space for development. Real estate evaluation enterprises should strengthen their competitiveness by changing their business ideas, expanding their business scope, changing their profit model, and enhancing their technological strength, in order to adapt to the real estate evaluation work in the new era. And seek more development opportunities. Through the analysis of the changing trend of the current market environment and the study of the relevant enterprise transformation cases, this paper puts forward some reasonable suggestions for the real estate evaluation enterprises.
