XX经纪公司在个人二手住房贷款中的风险管理分析

【摘要】:现阶段,我国个人二手住房贷款的资源主要集中在各房地产中介机构手中,中介机构如何有效识别贷款业务中的风险因素和形成原因,有助于其贷款业务的顺利开展;同时提前识别二手住房交易及贷款申请中可能出现的风险,对降低交易各方以及商业银行的贷款风险有着积极的意义。 本文从中介机构、借款人、银行、抵押物、市场环境等多个角度分析了我国二手住房贷款风险形成的原因;通过对XX经纪公司经营现状的调查,分析其贷款风险管理流程和措施,构建了个人二手住房贷款的风险评价指标体系,并进行分析,同时提出现有风险管理措施的局限性;通过对国外先进地区个人住房贷款的风险控制经验的总结与分析,针对XX经纪公司在个人住房贷款中风险管理提出了对策建议:健全风险管理的组织架构,明确风险管理部门职责,,完善贷款操作业务流程,协助商业银行完善贷前调查、建立健全的成交客户数据信息平台、建立产权保险制度等风险控制措施。 本文以XX经纪公司为研究对象,对控制个人二手住房贷款的风险提出了具有针对性的防范措施和建议,研究对其他房地产中介机构和金融担保机构具有一定的借鉴意义。
[Abstract]:At the present stage, the resources of personal second-hand housing loans in our country are mainly concentrated in the hands of various real estate agencies. How to effectively identify the risk factors and the formation reasons of the loan business. To facilitate the smooth development of its loan business; At the same time, it is of positive significance to identify the potential risks in second-hand housing transactions and loan applications in advance to reduce the loan risks of trading parties and commercial banks. This paper analyzes the causes of the risk of second-hand housing loan in China from the perspective of intermediary institution, borrower, bank, mortgage, market environment and so on. Through the investigation of XX brokerage company's management situation, this paper analyzes its loan risk management process and measures, and constructs the risk evaluation index system of personal second-hand housing loan, and analyzes it. At the same time, the limitations of existing risk management measures are put forward. Through the summary and analysis of the risk control experience of personal housing loan in advanced areas of foreign countries, this paper puts forward some countermeasures and suggestions for XX brokerage company in the risk management of personal housing loan: perfect the organizational structure of risk management. Make clear the responsibility of risk management department, perfect the business process of loan operation, assist commercial bank to perfect the investigation before loan, establish the perfect transaction customer data information platform, establish the property right insurance system and other risk control measures. In this paper, XX brokerage company as the research object, to control the risk of personal second-hand housing loans put forward targeted preventive measures and suggestions. The research has certain reference significance to other real estate intermediary organizations and financial guarantee institutions.
