太原市商业地产开发商圈区位选择

【摘要】:人民收入的提高,需求的增加,不断推动着商业地产的开发。然而商业地产的开发环节众多,决定其成败的首要因素就是区位选择。拥有一个有利的区位就是拥有一份独有的竞争优势。随着交通的便利,消费者购物习惯的转变,以及市场的推动和政府的引导,商贸企业集聚程度越来越高,吸引消费者前来购物的原因不再是某个商场而是整个商圈。因此,本文的商业地产开发区位选择是以商圈整体区位来研究而不是选址于具体精确位置,注重区位的长远发展和城市规划,而非仅仅租金、位置等微观因素。本文以商圈对开发企业的综合吸引力为切入点,探讨商业地产开发的区位选择。通过阅读大量国内外研究商业地产区位选择的相关文献,梳理总结了区位选择影响因素,归纳出三个一级指标,十五个二级指标,构建了一套适合于多商圈城市的商业地产区位选择指标体系。一级指标包括,区域环境条件、商圈自身影响、商圈发展动力。十五个二级指标,即人口密度、产业结构、地均GDP、人均可支配收入、社会消费品零售总额、集聚规模、竞争力情况、业态互补优势、购物氛围、交通条件、历史文化、周边人群购买力、政策支持、扩展潜力、土地成本。实证分析利用构建的指标体系以购物中心为例,在太原市进行商圈区位选择。首先,根据太原市实际情况,利用层次分析法(AHP)和专家打分得出影响区位选择的各因素权重。其次用综合评价法对太原市7个典型商圈做出综合分析比较,得出购物中心的最佳开发区位为太原南站商圈。最后针对太原市各个商圈的实际情况提出了相应的商业地产开发建议,旨在对太原市未来商业地产健康发展提供一定的建议和参考。本文主要创新:以商业地产开发的角度来评价商圈优劣。在构建指标时,加入商圈内企业集聚度、拟建商业地产业态互补优势、土地扩展潜力等指标来全面衡量商圈是否适合商业地产的开发。在目前商业地产区位选择研究对象主要是北京、上海等大城市的背景下,本文对可以代表中小城市的太原市商业地产开发区位选择进行了分析。
[Abstract]:With the increase of people's income and the increase of demand, the development of commercial real estate is constantly promoted. However, there are many links in the development of commercial real estate. The primary factor that determines its success or failure is location choice. Having a favorable location means having a unique competitive advantage. With the convenience of transportation, the change of consumer shopping habits, the promotion of the market and the guidance of the government, Business enterprises are becoming more and more concentrated. The reason why consumers come to shop is not just the shopping mall but the whole business district. The location selection of commercial real estate development in this paper is based on the overall location of the commercial district, not the location of the specific precise location, focusing on the long-term development of the location and urban planning, rather than just rent. This paper discusses the location choice of commercial real estate development based on the comprehensive attraction of the commercial area to the development enterprises. Through reading a large number of domestic and foreign research on the commercial real estate location selection literature, Combing and summing up the influence factors of location selection, three primary indexes and fifteen second-level indexes are summed up, and a set of index system of location selection of commercial real estate is constructed, which is suitable for the city of multi-commerce circle. The first-class index includes, regional environmental conditions. 15 secondary indicators, namely, population density, industrial structure, per capita GDP, per capita disposable income, total retail sales of consumer goods, scale of agglomeration, competitiveness, complementary advantages in business, shopping atmosphere, Transportation conditions, history and culture, purchasing power of surrounding people, policy support, expansion potential, land cost. According to the actual situation of Taiyuan City, the weight of the factors influencing the location selection is obtained by using the Analytic hierarchy process (AHP) and experts. Secondly, the comprehensive analysis and comparison of the seven typical commercial circles of Taiyuan City are made by using the comprehensive evaluation method. It is concluded that the best development zone of shopping center is Taiyuan South Railway Station business district. Finally, according to the actual situation of each commercial district in Taiyuan City, the corresponding commercial real estate development suggestions are put forward. The purpose of this paper is to provide some suggestions and references for the healthy development of the future commercial real estate in Taiyuan. The main innovation of this paper is to evaluate the commercial area from the perspective of commercial real estate development. The proposed commercial real estate industry forms complementary advantages, land expansion potential and other indicators to comprehensively measure whether commercial real estate is suitable for the development of commercial real estate. At present, the research object of commercial real estate location choice is mainly Beijing, Shanghai and other big cities background. This paper analyzes the location selection of commercial real estate development in Taiyuan, which can represent small and medium-sized cities.
