房地产企业项目组合决策研究

【摘要】:改革开放以来,随着经济的快速发展,人均可支配收入的增加,人们对居住质量、环境的要求不断提高,房地产业步入高速发展阶段。自1993年起到2013年随着房地产行业不断发展,相关政府部门对房地产业实施了多次调控,致使众多规模较小、实力较弱的房地产公司面临生存压力;而对于资金较为雄厚、企业战略合理的房地产公司得到了广阔的发展空间,房地产业的竞争模式由垄断竞争逐渐转化为寡头垄断。在经历多次房地产调控后,依旧不乏有进行快速扩张、成长势头迅猛的房地产企业获得了良好的发展,这类房地产企业普遍存在同时开发多个房地产项目甚至进行跨地域扩张,单一项目管理与决策已经无法满足其战略目标要求,所以针对这类房地产企业,在企业资源有限、竞争激烈的市场环境下,如何科学合理的选择开发项目,从而实现企业项目组合的利益最大化成为一个重要的研究课题。因此,论文对房地产项目组合决策进行相关研究具有一定的理论价值和现实意义。 论文是在查阅大量国内外相关文献的基础上,,阐述研究背景,界定研究对象;归纳总结了国内外学者对房地产项目组合决策的研究现状和研究成果;阐述了项目组合管理的相关概念和房地产企业项目组合管理的特点;在查阅相关资料,归纳总结各学者研究成果的基础上,建立了房地产项目组合决策评价指标体系;运用雷达图评价法对备选项目进行优先级排序,进而通过0-1线性规划对房地产备选项目进行决策分析;通过案例分析验证上述项目组合决策评价指标体系、决策方法的合理性和实用性,研究成果可以为房地产企业的项目组合决策提供参考。
[Abstract]:Since the reform and opening up, with the rapid development of economy and the increase of per capita disposable income, people's demands on living quality and environment have been constantly raised. From 1993 to 2013, with the continuous development of the real estate industry, the relevant government departments have implemented many regulations on the real estate industry, resulting in a large number of smaller and weaker real estate companies facing survival pressure; But for the real estate companies with abundant funds and reasonable enterprise strategy, the competition mode of the real estate industry has gradually changed from monopoly competition to oligopoly. After many real estate regulation and control, There are still some rapid expansion, the rapid growth of real estate enterprises have achieved good development, this kind of real estate enterprises generally exist in the development of multiple real estate projects or even cross-regional expansion. Single project management and decision-making can not meet its strategic objectives, so in view of this kind of real estate enterprises, in the market environment of limited resources and fierce competition, how to choose the development project scientifically and reasonably. Therefore, it is of theoretical value and practical significance to study the real estate project portfolio decision in this paper. On the basis of consulting a large number of domestic and foreign related documents, this paper expounds the research background, defines the research object, summarizes the current research situation and research results of the domestic and foreign scholars on the real estate project portfolio decision. The related concepts of project portfolio management and the characteristics of real estate enterprise project portfolio management are expounded, and the evaluation index system of real estate project portfolio decision is established on the basis of consulting relevant data and summarizing the research results of various scholars. The radar map evaluation method is used to rank the priority of alternative projects, and then the decision analysis of real estate alternative projects is carried out through 0-1 linear programming, and the evaluation index system of portfolio decision is verified by case analysis. The rationality and practicability of the decision-making method, the research results can provide a reference for the project portfolio decision of the real estate enterprise.
