YM地产价值链的项目化管理研究

【摘要】:项目化管理着重研究如何在有限的资源下,通过建立统一的管理机制,协调组织合作,在符合时间进度要求下高质量的完成工作目标。企业价值链是企业各价值活动的集合,通过研究企业价值链可以最大化企业价值,获得竞争优势。本文将项目化管理与房地产价值链相结合,对探索提高房地产企业竞争优势的管理优化方案,具有十分重要的现实意义。首先,在项目化管理和价值链相关理论的指导下,通过分析YM地产的内外部环境及自身的资源能力,发现在市场大环境快速变化的情况下,传统的价值链管理模式已不能很好地指导房地产企业发展,并指出YM地产价值链管理中存在的问题。其次,通过对房地产价值链的五个阶段进行分析和论证,阐释在房地产价值链管理基础上推行项目化管理的可行性及必要性。同时结合YM地产的实际管理状况,阐述了其推行价值链项目化管理是可行而且是必要的,并提出了YM地产实行价值链项目化管理的优化思路。最后,结合YM地产的实际情况,根据价值链项目化管理的优化思路,分别从构建矩阵式组织结构、构建服务协调机制和监督控制机制、提高价值链各阶段的项目化管理能力、强化竞争力保障体系和整合价值链各阶段资源等六个方面对YM地产的整条价值链进行了项目化改造,并介绍了YM地产实行项目化管理后取得的切实效果。
[Abstract]:Project management focuses on how to establish a unified management mechanism, coordinate organization and cooperation under limited resources, and achieve high quality work objectives in accordance with the requirements of time and schedule. Enterprise value chain is a collection of enterprise value activities. By studying the enterprise value chain, we can maximize the enterprise value and obtain the competitive advantage. In this paper, we combine the project management with the real estate value chain to explore the management optimization scheme to improve the competitive advantage of the real estate enterprise. First of all, under the guidance of project management and value chain theory, by analyzing the internal and external environment of YM real estate and its own resource capacity, it is found that the market environment changes rapidly. The traditional value chain management mode can not well guide the development of real estate enterprises, and points out the problems in the management of YM real estate value chain. Secondly, through the analysis and demonstration of the five stages of the real estate value chain, This paper expounds the feasibility and necessity of carrying out project management on the basis of real estate value chain management. At the same time, combining with the actual management situation of YM real estate, this paper expounds that it is feasible and necessary to carry out project management in value chain. Finally, according to the actual situation of YM real estate, according to the optimized thinking of value chain project management, the paper constructs the matrix organization structure respectively. The whole value chain of YM real estate is transformed from six aspects, such as constructing service coordination mechanism and supervision and control mechanism, improving the ability of project management in each stage of the value chain, strengthening the competitive security system and integrating the resources of each stage of the value chain. And introduced the YM real estate project management after the actual results achieved.
