实体经济、虚拟经济双重作用下的中国房地产业发展

【摘要】:我国房地产业的发展伴随着改革开放和现代化建设的发展而逐步发展起来的。近年来,伴随着房地产业发展的不断升温,房地产市场也逐渐显现出很多问题,诸如部分地区房价过高;市场供求结构失衡;商品房空置率高;租赁市场不规范;房地产市场融资单一化;开发企业资质参差不齐等等。这些问题是我国房地产业发展不成熟的表现,引起了人们对房地产业发展问题的关注,促进我们对房地产业的发展进行研究探索。本文首先对我国房地产业的发展历程进行概述分析,然后对美国和日本两大发达国家的房地产业发展演进路径进行探讨,以此对我国房地产业的发展进行国际比较,综合国际发展经验和市场经济规律,初步探讨出我国房地产业会朝行业分工进一步细化深化、收益模式注重现金流、行业定位以提供服务为主这三大方向发展演进。本文通过构建结构方程模型,对房地产业发展过程中实体经济与虚拟经济对我国房地产业发展的影响进行分析,探究实体经济和虚拟经济双重作用下的房地产业发展,研究结果发现,实体经济和虚拟经济对我国房地产业发展产生了正向的影响,而且在我国房地产业发展演进过程中,虚拟经济对房地产业发展的影响相对实体经济对房地产业发展的影响会逐渐增强。这一分析结果验证了我国房地产业是朝着行业分工进一步细化深化、收益模式注重现金流、行业定位以提供服务为三大方向发展演进的这一问题,说明了我国房地产业的发展是符合经济发展规律和行业发展经验的。综合国际比较和实证分析结果,本文得出如下结论:随着我国房地产业的发展,实体经济和虚拟经济对房地产业产生着正向促进作用,且虚拟经济对房地产业的影响相较实体经济来说是不断增强的;我国房地产业是朝着行业分工进一步细化深化、收益模式注重现金流、行业定位以提供服务为主这三大方向发展演进的,此发展方向是符合经济发展规律和行业发展经验的;我国房地产业沿着此正确的发展方向演进会推动我国房地产业发展实现从量变到质变的转化。本文的研究结论对推动我国房地产业持续健康的发展具有重要的理论意义和实践意义。
[Abstract]:The development of real estate industry in our country is developing step by step with the development of reform and opening up and modernization. In recent years, with the development of the real estate industry, the real estate market has gradually revealed a lot of problems, such as excessive housing prices in some areas; the imbalance of market supply and demand structure; the high vacancy rate of commercial housing; the non-standard rental market; Real estate market financing single; development enterprise qualifications are uneven and so on. These problems are the immature performance of the development of real estate industry in China, which has aroused people's attention to the development of real estate industry and promoted our research and exploration on the development of real estate industry. In this paper, the development of the real estate industry in China is summarized and analyzed, and then the evolution path of the real estate industry in the United States and Japan is discussed in order to make an international comparison of the development of the real estate industry in China. Based on the experience of international development and the law of market economy, it is preliminarily discussed that the real estate industry in China will further refine and deepen the division of labor, pay attention to cash flow in revenue mode, and provide service as the main orientation of industry orientation. By constructing the structural equation model, this paper analyzes the influence of real economy and virtual economy on the development of real estate industry in China, and probes into the development of real estate industry under the dual action of real economy and virtual economy. The results show that the real economy and virtual economy have a positive impact on the development of real estate industry in China, and in the process of development of real estate industry in China, The influence of virtual economy on real estate development will be strengthened gradually. The result of this analysis verifies that the real estate industry in our country develops and evolves in the direction of further refinement and deepening of the division of labor in the industry, the focus on cash flow in the revenue mode, and the orientation of the industry in the three directions of providing services. The development of China's real estate industry is in line with the law of economic development and industry development experience. Based on the results of international comparison and empirical analysis, this paper draws the following conclusions: with the development of the real estate industry in China, the real economy and the virtual economy play a positive role in promoting the real estate industry. The impact of virtual economy on real estate industry is increasing compared with the real economy, and the real estate industry in our country is further refined and deepened towards the division of labor, and the income model focuses on cash flow. The orientation of the industry is to provide service as the main direction of development, which is in line with the law of economic development and industry development experience; The evolution of China's real estate industry along this correct development direction will promote the development of real estate industry in China to realize the transformation from quantitative change to qualitative change. The conclusion of this paper has important theoretical and practical significance for promoting the sustainable and healthy development of real estate industry in China.
