物业服务企业核心竞争能力评价指标体系研究

【摘要】:随着社会经济不断发展,物业服务企业在参与国际竞争、应对外部挑战方面,还稍显稚嫩。我国物业服务企业的核心竞争能力整体水平还不高,需要向国外先进企业不断学习,现如今的主要任务就是加强核心竞争能力的培育和提升,这是非常有必要的,也是迫在眉睫的。判定识别和准确评价是培育和提升核心竞争能力的前提和基础,也是本文的研究重点。本人将研究重点聚焦于物业服务企业核心竞争能力评价指标体系,将会对我国物业管理行业存在问题的研究与解决有所助益,对增强物业服务企业的核心竞争能力具有一定的参考与借鉴意义。 本文着重于物业服务企业核心竞争能力评价指标体系研究,在总结归纳国内、外企业核心竞争能力研究成果的基础上,对物业服务企业核心竞争能力给出明确定义,通过物业服务企业的价值链,结合物业服务企业特点及性质,分析出核心竞争能力的五个构成因素,在此基础上构建出企业核心竞争能力的评价指标体系,最后,以SH物业公司为例进行分析研究。评价研究采取理论研究和验证性研究相结合的方法,对于推动该物业服务企业、乃至于整体物业管理行业的发展都有着积极的作用。
[Abstract]:With the development of social economy, property service enterprises are still a little immature in participating in international competition and dealing with external challenges. The overall level of core competitiveness of Chinese property service enterprises is not high, so we need to learn from foreign advanced enterprises. Nowadays, the main task is to strengthen the cultivation and promotion of core competitiveness, which is very necessary. It is also imminent. Judgment recognition and accurate evaluation are the premise and foundation of cultivating and improving the core competitive ability, and are also the focus of this paper. I will focus my research on the evaluation index system of the core competitiveness of the property service enterprises, which will be helpful to the research and solution of the problems existing in the property management industry of our country. To enhance the core competitiveness of property service enterprises has a certain reference and reference significance. This paper focuses on the research on the evaluation index system of the core competitive ability of the property service enterprises. On the basis of summing up and summarizing the research results of the core competitiveness of domestic and foreign enterprises, the paper gives a clear definition of the core competitiveness of the property service enterprises. Through the value chain of the property service enterprises, combining the characteristics and nature of the property service enterprises, the paper analyzes the five constituent factors of the core competitiveness, and then constructs the evaluation index system of the core competitiveness of the enterprises. Take SH property company as an example to carry on the analysis research. The evaluation research adopts the method of combining theoretical research with confirmatory research, which plays an active role in promoting the development of the property service enterprise and even the property management industry as a whole.
