我国房地产业市场绩效评价研究

【摘要】:房地产业是我国国民经济的支柱产业,随着改革开放的不断推进,我国的社会主义市场经济快速发展,房地产业在城市化和现代化的进程中得到了快速发展。房地产业的稳定发展有利于拉动中国经济增长、提高民众生活水平、构建和谐社会。因此,考察我国房地产业的总体市场绩效、分析不同省市房地产业水平差异化、进一步提高房地产业的绩效水平,将具有重要的价值与意义。 本文梳理了国内外有关房地产业市场绩效文献,分析中国房地产业发展状况,,然后运用因子分析法、结合房地产行业自身特征,建立较为科学合理的绩效评价指标体系,既从横向层面分析31个省市房地产业的市场绩效,又从纵向层面评估近15年来我国房地产业的市场绩效。本文研究得出以下结论:(1)我国房地产业市场绩效一直在不断提高,近15年来从未发生下降现象,表明我国房地产业市场绩效一直不断向好,房地产业走入稳定发展时期;(2)不同省市之间房地产业市场绩效发展差异化较大;(3)不同区域房地产业市场绩效发展非常不均衡,按照综合绩效平均水平由高到低,大致呈现出“东部—东北部—中部—西部”由强渐弱的阶梯型分布趋势;(4)不同省市综合绩效排名基本与其综合经济实力相符。比如,前5名都来自我国东部发达地区,其综合经济实力也在全国名列前茅;后5名主要来自我国西部落后地区,其综合经济实力排名滞后。此外,本文根据我国房地产业市场绩效出现的相关问题提出相应对策建议。
[Abstract]:The real estate industry is the pillar industry of our national economy. With the development of reform and opening up, the socialist market economy of our country develops rapidly, and the real estate industry develops rapidly in the process of urbanization and modernization. The steady development of the real estate industry is conducive to stimulating China's economic growth, improving people's living standards and building a harmonious society. Therefore, it will be of great value and significance to investigate the overall market performance of China's real estate industry, analyze the difference of the real estate industry level between different provinces and cities, and further improve the performance level of the real estate industry. This article combs the domestic and foreign related real estate market performance literature, analyzes the Chinese real estate industry development situation, then uses the factor analysis method, unifies the real estate industry own characteristic, establishes the scientific and reasonable performance appraisal index system. This paper not only analyzes the market performance of the real estate industry in 31 provinces and cities on the horizontal level, but also evaluates the market performance of the real estate industry in China in the past 15 years from the vertical level. This paper draws the following conclusion: 1) the market performance of China's real estate industry has been improving and has never declined in the past 15 years, which indicates that the market performance of China's real estate industry has been improving. The real estate industry enters the stable development period) the real estate industry market performance development difference between different provinces and cities is bigger than 3) the real estate industry market performance development in different regions is very unbalanced, according to the comprehensive performance average level from high to low, "East-northeast, central and western" from strong to weak ladder distribution trend / 4) the comprehensive performance ranking of different provinces and cities is basically consistent with their comprehensive economic strength. For example, the first five places come from the developed areas in the east of China, and their comprehensive economic strength is also among the top in the whole country, while the latter five are mainly from the backward areas in the west of China, and their comprehensive economic strength is lagging behind. In addition, this paper puts forward corresponding countermeasures and suggestions according to the related problems of real estate market performance in China.
