中国商业银行个人住房信贷风险研究

【摘要】:随着社会主义市场经济的发展和住房制度改革的不断深入,近些年来,我国部分城市房价出现过快上涨势头,投机性购房再度活跃,多家商业银行纷纷拓展业务空间,介入到个人住房信贷市场。商业银行在获得利润的同时,往往忽视了住房信贷的风险,房地产信贷风险再次成为新的经济风险点。本文借此机会,重新审视了当今个人住房信贷风险的现状以及风险防范方法。 文章首先介绍了个人住房信贷风险的相关理论,主要包括信息不对称理论、理性违约风险理论、被迫违约风险理论,以及按风险种类划分成流动性风险、信用风险、操作风险,为下文研究我国住房信贷风险做好理论准备。文章紧接着研究了中国个人住房信贷风险现状与原因。关于风险现状包括房贷业务的现状、我国面临的房贷风险和风险程度。然后介绍了我国房贷风险产生的原因,分成宏观原因、银行经营原因和借款人原因。其次,为了应对风险,我国商业银行需要借鉴美国和加拿大应对住房信贷风险的经验,并提出了对我国的启示。最后,理论结合我国国情,本文提出了我国应对风险的建议和对策。从商业银行内部完善风险预警机制,提高银行内部操作风险的防范;从商业银行外部制定合理的住房信贷制度,建立个人征信评价体系。 随着市场经济的不断发展和完善,,人们生活水平日益提高,居民对住房需求的扩大,我国商业银行应积极面对住房贷款业务中存在的风险管理问题,以迎接各方面挑战,促进我国个人住房水平的提升。
[Abstract]:With the development of socialist market economy and the deepening of housing system reform, in recent years, housing prices in some cities in China have been rising too fast, speculative house purchases have become more active, and many commercial banks have expanded their business space. Get involved in the personal housing credit market. At the same time, commercial banks often ignore the risk of housing credit, and the real estate credit risk becomes a new economic risk point again. This paper takes this opportunity to re-examine the current situation of personal housing credit risk and risk prevention methods. This paper first introduces the relevant theories of personal housing credit risk, including information asymmetry theory, rational default risk theory, forced default risk theory, and the classification of liquidity risk, credit risk and operational risk according to the types of risk. For the following study of housing credit risk in China to do a good theoretical preparation. The article then studies the current situation and reasons of personal housing credit risk in China. About the risk present situation including the present situation of the housing loan business, our country faces the housing loan risk and the risk degree. Then it introduces the causes of mortgage risk in China, including macro reasons, bank management reasons and borrowers' reasons. Secondly, in order to deal with the risks, our commercial banks need to draw lessons from the experience of the United States and Canada to deal with housing credit risk, and put forward the enlightenment to our country. Finally, this paper puts forward some suggestions and countermeasures to deal with the risks in our country. From inside the commercial bank perfect the risk early warning mechanism to raise the bank internal operation risk prevention; from the commercial bank exterior formulates the reasonable housing credit system establishes the personal credit investigation appraisal system. With the continuous development and perfection of the market economy, people's living standard is improving day by day, and the residents' demand for housing is expanding, the commercial banks of our country should actively face the risk management problems in the housing loan business in order to meet the challenges from all aspects.
