西安高新软件新城IBM项目可行性研究

【摘要】:近年来,房地产业的发展对国民经济的推动作用越来越大,已逐渐上升为宏观经济的支柱产业之一。而房地产项目开发时间长、建造难度大、牵涉面广、资金流量大、回收周期长等特点影响着房地产项目的开发建设。不仅如此,房地产项目建设开发还面临一系列无法预测的风险。在这种形势下,房地产项目建设前期的可行性研究工作就显得十分重要。 本文以西安高新软件新城IBM项目为对象,结合项目的实际情况和所在地的宏观环境,在可行性研究理论的基础上通过实际调查对项目的可行性进行了研究。首先研究了陕西省和西安市的宏观经济环境及房地产行业环境,并从西安高新软件新城IBM项目的独特背景出发,对项目的基本情况、内部环境、市场定位、开发理念进行了分析。其次基于市场调查的原始数据制定出了可行的营销方案,对项目的效益和风险进行分析,进一步分析了项目的可行性。最后,在以上研究基础上从项目发展潜力、收益分析和风险变量敏感性三个方面论述了西安高新软件新城IBM项目可行性结论。 本文在可行性研究的理论基础上结合实例研究了房地产项目的可行性,扩展了房地产可行性的研究领域。同时,以高新软件新城IBM项目为实际研究背景不仅指导项目决策者做出合理决策具有现实意义,而且对于其它的房地产可行性研究也有重要实践性意义。
[Abstract]:In recent years, the development of real estate industry has played a more and more important role in promoting the national economy, and has gradually become one of the pillar industries of macro economy. The development and construction of real estate projects are affected by the characteristics of long development time, large construction difficulty, wide involvement, large capital flow and long recovery cycle. Not only that, real estate project construction and development also faces a series of unpredictable risks. Under this situation, the feasibility study of real estate project construction is very important. This paper takes the IBM project of Xi'an Hi-tech Software New Town as the object, combines the actual situation of the project and the macroscopic environment of the location, and studies the feasibility of the project through the actual investigation on the basis of the theory of feasibility study. Firstly, the macroeconomic environment and real estate industry environment of Shaanxi Province and Xi'an City are studied, and the basic situation, internal environment and market orientation of the project are analyzed based on the unique background of the IBM project of Xi'an Hi-tech Software New Town. The concept of development is analyzed. Secondly, based on the original data of market research, the feasible marketing scheme is worked out, the benefit and risk of the project are analyzed, and the feasibility of the project is further analyzed. Finally, on the basis of the above research, the feasibility conclusion of Xi'an High-Tech Software New Town IBM Project is discussed from three aspects: project development potential, benefit analysis and risk variable sensitivity. Based on the theory of feasibility study, this paper studies the feasibility of real estate project and extends the research field of real estate feasibility. At the same time, it is of practical significance not only to guide the project decision makers to make reasonable decisions, but also to study the feasibility of other real estate based on the IBM project of high-tech software.
