生态环保视角下的房地产投资项目风险评价

【摘要】:上世纪90年代末,商品住宅逐渐出现在大众的视野中,并迅速成为国民经济发展的重要支撑,由于商品住宅保值增值且与人民生活息息相关,致使房地产行业一直保持较高的开发收益。近五年来,,国内各大中城市普遍出现房屋销售价格飞速上涨的现象,政府为此也在逐步的加强相关行业监管,房地产行业发展逐渐规范的同时,投资风险也再不断加大。随着人们生活水平的不断提高,居民对于居住房屋的要求越来越高,生态、绿色、环保、节能等理念开始引入住宅开发,使得投资风险有所增加,如何规避风险,需要采用科学的方法进行投资风险评价。 本文将在相关理论研究的基础上,对生态环保类房地产开发项目投资的关键风险因素进行识别,通过对风险因素的整理构建风险评估指标体系,运用层次分析法-模糊综合评价法建立评价模型。目前,国内最有代表性的生态住宅建设区为中新天津生态城,该区域住宅项目占比接近四成,且全部按照绿色建筑标准建设。本文以中新天津生态城住宅项目为例,充分研究分析了滨海新区、中新天津生态城的区域及房地产市场发展情况,列举了大量有关滨海新区、中新天津生态城经济发展、房地产销售、绿色建筑成本的相关数据及研究成果,之后对生态城住宅项目进行实证研究,采用模糊综合评价模型对其进行投资风险评价。
[Abstract]:At the end of the 90s of last century, commodity housing gradually appeared in the vision of the public and became an important support for the development of the national economy. As the value of the commodity housing was added and added to the people's life, the real estate industry kept a high development income. In the past five years, the price of housing sold in the large and middle cities in China. With the gradual improvement of the related industry supervision, the development of the real estate industry is gradually standardized and the investment risk is increasing. As people's living standards continue to improve, the demand for residential housing is becoming higher and higher, and the concept of ecological, green, environmental protection and energy conservation has been introduced into the housing development, so that the housing development has been introduced. Investment risk has increased, and how to avoid risks requires a scientific method to evaluate investment risk.
On the basis of relevant theoretical research, this paper will identify the key risk factors of the investment in the ecological and environmental protection real estate development projects, build the risk assessment index system through the arrangement of the risk factors, and establish the evaluation model by using the analytic hierarchy process fuzzy comprehensive evaluation method. For the new Tianjin eco city, the proportion of residential projects in this area is close to 40%, and all of them are built according to the standard of green building. This paper takes the new Tianjin eco city residential project as an example to fully study the development situation of the region and the real estate market of the new Tianjin new area, the new Tianjin eco city, and enumerate a large number of the Binhai New Area and the new Tianjin students in the new Tianjin new area. State city economic development, real estate sales, green building costs related data and research results, after the empirical study of the ecological city residential projects, the use of fuzzy comprehensive evaluation model to evaluate the investment risk.
