XJ高校物业公司服务质量提升研究

【摘要】:高校物业管理服务已经成为高等教育的重要保障,也是高等学府提升综合素质、吸引人才、提高办学声誉的重要环节,它既是高等学校管理的有机组成部分,也是反映高等学校管理水平的重要窗口。高校物业管理服务具有“双重属性”,它肩负着“管理育人、服务育人、环境育人”的责任和义务,同时高校物业企业化的管理模式体现了专业化、市场化、社会化的特征。研究如何提升高校物业服务质量对提高高校办学环境、提升高校物业企业知名度具有长远意义。 随着高校物业社会化改革的不断深入,高校物业管理得到了广泛的关注,物业管理企业也得以独立发展。但是,众多高校物业管理企业都存在着管理观念落后、服务水平较低、管理缺乏规划、内部管理制度混乱、人员素质不高等问题。这些问题不仅制约着物业管理企业的生存和发展,而且已经影响着高等教育的综合提升。 本文针对XJ高校物业公司的物业管理服务性质、特点及评价标准,结合高校物业管理现状判断出XJ高校物业公司存在的问题包括管理观念落后、服务水平较低;管理缺乏规划、服务功能单一;管理人员专业化程度不高、服务意识不强,结合国内外高校物业发展经验和相关的理论研究,,为XJ公司提出了更新服务理念、提高服务意识;长期规划、服务功能多元化;加强物业服务人员的培训和激励机制;优化组织架构、明确部门职能;提升物业公司品牌意识的策略和物业服务质量的创新保障,为XJ高校物业公司管理层制定企业发展规划和改良举措提供了参考和依据。
[Abstract]:Property management service in colleges and universities has become an important guarantee of higher education, and it is also an important link for institutions of higher learning to enhance their comprehensive quality, attract talents and enhance their reputation. It is an organic part of the management of colleges and universities. It is also an important window to reflect the management level of colleges and universities. The property management service in colleges and universities has "dual attributes", which shoulders the responsibility and obligation of "management education, service education and environmental education". At the same time, the enterprise management mode of university property embodies the characteristics of specialization, marketization and socialization. The research on how to improve the service quality of college property has a long-term meaning to improve the running environment and the popularity of university property enterprises. With the deepening of the socialized reform of college property, the property management in colleges and universities has received extensive attention, and the property management enterprises have also developed independently. However, many university property management enterprises have problems such as backward management concept, low service level, lack of management planning, confusion of internal management system, low quality of personnel and so on. These problems not only restrict the existence and development of property management enterprises, but also affect the comprehensive promotion of higher education. In view of the property management service nature, characteristics and evaluation criteria of XJ university property company, combined with the current situation of property management in colleges and universities, this paper judges that the problems of XJ university property company include backward management concept, low service level, lack of planning in management. The service function is single, the management staff's specialization degree is not high, the service consciousness is not strong, combined with the domestic and foreign university property development experience and the related theory research, has proposed the renewal service idea for the XJ company, enhances the service consciousness, the long-term plan, Diversification of service functions; strengthening the training and incentive mechanism of property service personnel; optimizing the organizational structure, clarifying the functions of departments; promoting the strategy of brand awareness of property companies and the innovative guarantee of property service quality, It provides a reference and basis for the management of XJ University property Company to formulate enterprise development plan and improvement measures.
