老年公寓宜居性评价指标体系研究

【摘要】：现阶段是人口老龄化快速发展时期,全球都将面临人口老龄化的的严峻挑战,21世纪以来,我国社会经济快速发展,现已全面进入老龄化社会,随着老年人口日益增多,老年人生活质量的提高成为全社会关注的焦点。老年人口的不断增加和空巢家庭数量的增多,使得我国养老模式发生了转变,传统家庭养老功能已经越来越难以满足老年人逐渐丰富的心理和生理需求,因此老年公寓应运而生,它使得老年人在拥有独立的居住空间的同时又可以享受集中居住的优势,老年公寓在我国逐渐兴起。本文以系统工程理论为基础,从老年人需求的角度出发,考虑到老年人生理、心理、社会三方面的需求,根据老年公寓宜居性评价指标的构建程序,综合问卷调查和专家意见,初步建立老年公寓宜居性评价指标体系。并利用模糊排序法对指标进行筛选,选出具有代表性和可操作性强的指标,最终形成包括生活设施方面的需求、生活服务方面的需求、环境设施方面的需求、社交出行方面的需求和健康安全方面需求等五个基准层的评价指标体系,对各项指标体系的评分细则进行详细描述,然后通过专家打分和问卷调查,运用层次分析法计算各指标的权重,并且引入一个算例,利用模糊综合评价法对老年公寓进行综合评价,得出评价等级。本文的研究对丰富和发展老年公寓的理论知识,促进老年公寓的健康发展具有重要的理论和现实意义,能给予老年公寓的开发和建设指导意义,还能给予老年公寓用户直观的等级参考,有利于老年公寓的市场的良性竞争和健康发展。
[Abstract]:The present stage is a period of rapid development of population aging. The world will face the severe challenge of population aging. Since the 21st century, China's social economy has developed rapidly, and has now entered an aging society in an all-round way, with the increasing number of the elderly population. The improvement of the quality of life of the elderly has become the focus of attention of the whole society. With the continuous increase of the elderly population and the increase of the number of empty nest families, the old-age model of our country has been changed, the traditional family pension function has become more and more difficult to meet the increasing psychological and physiological needs of the elderly. As a result, the elderly apartment emerges as the times require, which makes the elderly have independent living space and enjoy the advantages of centralized living. The elderly apartment is rising gradually in our country. Based on the theory of system engineering, from the point of view of the needs of the elderly, this paper takes into account the physiological, psychological and social needs of the elderly, according to the construction procedure of the evaluation index of livability of the apartment for the elderly, and synthesizes the questionnaire survey and expert opinion. To establish the evaluation index system of livable property of elderly apartment. The comprehensive evaluation of old apartment is carried out by using fuzzy comprehensive evaluation method, and the evaluation grade is obtained. The research in this paper is of great theoretical and practical significance to enrich and develop the theoretical knowledge of the apartment for the aged and to promote the healthy development of the apartment for the aged, and can give guidance to the development and construction of the apartment for the elderly. It is also helpful for the healthy competition and healthy development of the elderly apartment market.
