婚姻状况变动对住房资产冲击效应研究

【摘要】:自1998年我国福利分房制度的取消,随后房地产市场就步入了商品化和货币化的改革道路,我国房地产市场在之后的十年间得到了快速的发展,住房市场如雨后春笋般在全国迅速茁壮成长。房地产业的支柱性作用已在我国经济中得到确立并发展壮大,在国民经济中发挥着中流砥柱的作用,可谓是“牵一发而动全身”。与此同时,我国婚姻状况发生了重要的变化。而对于家庭而言,住房资产作为我国每个家庭财富重要的组成部分,在家庭资产中占有很大的比例,且呈逐年上升趋势。家庭作为社会中的最小的组织单位,而婚姻又是家庭的基础。婚姻状况的变动通过改变家庭经济行为直接影响着家庭的财富分布和住房资产的变动。住房资产的波动能够反映家庭经济的变化,有助于政府部门有效的了解家庭财富状况、分析和判断居民住房资产的配置情况,为国家宏观调控提供切实有效的建议。因此,从婚姻状况变动的角度进行分析其对住房资产冲击效应的研究具有十分重要的实践意义。本文主要研究我国婚姻状况的现状及其未来发展趋势,认识婚姻状况变动对住房资产的冲击效应的影响,主要分析了家庭婚姻状况由未婚到在婚和已婚到离婚这两种婚姻状况变动情况下对住房资产冲击效应,为房地产市场的宏观调控提供富有建设性建议。本文在介绍了国内外研究文献的基础上,对我国婚姻状况和住房资产的基本情况进行描述并予以详细分析。其次对关于婚姻状况变动对住房资产冲击效应的理论基础和传导机制予以重点分析。再次,以中国家庭追踪数据为样本,对数据进行整理并运用倾向得分匹配法和普通最小二乘法模型进行实证分析得出婚姻状况变动与住房资产之间的计量关系。实证结果表明,婚姻状况从未婚到已婚的变动对住房资产存在着正向的冲击效应,并且是显著的;而从已婚到离婚的婚姻状况变动对住房资产存在着显著负向的冲击效应。最后,根据理论和实证结果分别从婚姻法的修订和离婚协议制度、加强住房二级市场建设以及改革收入分配制度等视角提出相对应的政策建议。
[Abstract]:Since the abolition of the welfare housing division system in 1998, the real estate market has entered the road of commercialization and monetization reform, and the real estate market of our country has developed rapidly in the following ten years. The housing market has mushroomed across the country. The pillar function of the real estate industry has been established and developed in our economy, and it plays the role of mainstay in the national economy. At the same time, China's marital status has undergone important changes. For families, housing assets, as an important part of the wealth of every family in China, account for a large proportion of the household assets, and show a rising trend year by year. The family is the smallest organizational unit in society, and marriage is the foundation of the family. The change of marital status directly affects the distribution of family wealth and the change of housing assets by changing family economic behavior. The fluctuation of housing assets can reflect the changes of household economy, which is helpful for government departments to understand the situation of household wealth effectively, analyze and judge the allocation of residential housing assets, and provide practical and effective suggestions for national macro-control. Therefore, it is of great practical significance to analyze its impact on housing assets from the perspective of marital status change. This article mainly studies the present situation and the future development trend of the marital status in China, and recognizes the impact of the change of the marital status on the impact of housing assets. This paper mainly analyzes the impact effect of family marital status from unmarried to married and married to divorced on housing assets, and provides constructive suggestions for macro-control of real estate market. Based on the introduction of domestic and foreign research literature, this paper describes and analyzes the basic situation of marital status and housing assets in China. Secondly, the theoretical basis and transmission mechanism of the impact of marital status change on housing assets are analyzed. Thirdly, taking the Chinese family tracking data as the sample, the data are sorted out and the relationship between marital status change and housing assets is analyzed by using the tendency score matching method and the ordinary least square model. The empirical results show that the change of marital status from unmarried to married has a positive impact on housing assets and is significant, while the change of marital status from married to divorced has a significant negative impact on housing assets. Finally, according to the theoretical and empirical results from the marriage law revision and divorce agreement system, strengthen the housing secondary market construction and reform the income distribution system and other perspectives to put forward corresponding policy recommendations.
