华盛园小区项目成本控制研究

【摘要】:当前,房地产行业在国家宏观调控下陷于低迷。对于房地产开发商而言,在追求项目质量和价格的同时,不断降低成本,实现利润最大化才是开发商的最终目的。因此开发商要取得良好的经济效益,就必须不断加强项目的成本控制,降低项目开发成本,这也是开发商项目开发的一个重要环节,,贯穿于项目开发的全过程。这就要求开发商切实提高成本控制水平,加强项目成本控制。 本文以青州市华盛园小区项目为研究对象,在总结研究成本控制概念及相关理论的基础上,对房地产项目成本构成要素进行了分析,对成本控制的关键环节进行了阐述。房地产项目的全过程成本控制主要包括土地竞买、投资决策、规划设计、建设施工和项目营销等阶段。在土地竞买阶段,采用了科学的竞价方法对土地价格进行了估算,保证以合理价格获得土地;在投资决策阶段,对项目进行了可行性研究以及详细的投资估算;在规划设计阶段,应用限额设计对项目成本进行了估算;在建设施工阶段,重点在设计变更和工程量签证方面进行了成本控制,对工程款支付进行了控制,对索赔和反索赔进行了处理;在营销阶段,对广告支出费用和营销策划费用进行了估算和控制。 论文通过在华盛园项目中应用全过程成本控制,对该项目各个阶段的成本控制进行了研究分析,把影响工程项目成本控制的几个主要因素作为重点研究对象,使项目部对项目全生命周期中各个阶段在项目管理过程中的成本进行分析与控制方面所应当做的工作,希望通过对华盛园小区项目成本的管理,能够发现项目实施过程中出现的偏差,并及时采取措施,严防成本超预期的现象发生,从而为项目的成本控制提供依据,也为类似房地产项目的成本控制提供一定的参考。
[Abstract]:At present, the real estate industry is in a downturn under the state's macro-control. For real estate developers, while pursuing project quality and price, they are constantly reducing costs. To maximize profits is the ultimate goal of developers. Therefore, in order to achieve good economic benefits, developers must constantly strengthen project cost control and reduce project development costs, which is also an important part of developers' project development. This requires developers to improve the level of cost control and strengthen the cost control of the project. Based on the research on the concept of cost control and related theories, this paper analyzes the elements of the cost of real estate projects, taking the project of Washington Garden in Qingzhou City as the object of study, and on the basis of summing up the concept of cost control and related theories. This paper expounds the key links of cost control. The whole process cost control of real estate project mainly includes the stages of land bidding, investment decision, planning and design, construction and project marketing, etc. The scientific bidding method is used to estimate the land price to ensure that the land can be obtained at a reasonable price. In the stage of investment decision, the feasibility study and detailed investment estimate of the project are carried out, and in the stage of planning and design, The cost of the project is estimated by the quota design, the cost control is carried out in the aspects of design change and quantity visa in the construction stage, the payment of the project money is controlled, and the claims and counterclaims are dealt with. In the marketing stage, the cost of advertising and marketing planning are estimated and controlled. Through the application of the whole process cost control in Washington Park project, the paper studies and analyzes the cost control in each stage of the project, and takes several main factors that affect the cost control of the project as the key research object. The project department should analyze and control the cost of the project management in every stage of the project life cycle, hoping to manage the project cost in Huashengyuan district. It can find the deviation in the process of project implementation, and take measures in time to strictly prevent the phenomenon of cost exceeding expected, so as to provide the basis for the cost control of the project, and also provide a certain reference for the cost control of similar real estate projects.
