菏泽市磐石新城房地产开发项目风险管理研究

【摘要】:随着我国社会主义市场经济的逐步发展和人民生活水平的不断提高,房地产业的发展在宏观上已走出了酝酿和探索阶段,迅速发展成为了国民经济的基础性、先导性及支柱性产业,并拉动相关配套产业的发展,形成了一个支撑宏观经济快速发展的重要产业群体,构成了国民收入的主要来源。特别是在我国加入WTO以后,房地产业逐步成为我国一项非常重要的投资领域,并由此促进了我国房地产业的迅速发展。由于房地产行业具有高风险、高投入,但相应地也有高利润的优势,因此合理科学地分析和防范房地产投资项目中面临的风险是很有必要的。对菏泽市磐石新城房地产开发项目进行风险管理研究,可以合理的降低投资决策的盲目性,避免投资风险,减少投资成本,从而达到增加开发商经济利润的目的,并会使房地产投资越来越完善,取得合理进展。本文研究目标在于以菏泽磐石新城房地产开发项目为对象,运用房地产开发项目风险管理的相关理论,对在项目开发的各个阶段中可能出现的风险进行识别,然后对这些风险因素进行评估,得出影响本项目利润的主要风险因素,对各个风险找出风险监控措施和风险处理方案,来达到对本项目的风险管理,实现预期收益。论文主要内容包括:1、菏泽市磐石新城房地产开发项目概况分析。主要介绍了项目的基本情况、建设内容和实施进度、项目的市场分析等。2、菏泽市磐石新城房地产开发项目风险识别。根据项目特点对项目的投资决策阶段、项目前期阶段、项目建设阶段、项目租售阶段的风险进行识别,分析出该项目开发过程中各个阶段所遇到的各种风险进行识别,找出影响该项目开发的主要风险因素。3、菏泽市磐石新城房地产开发项目风险评估。采用财务分析法对项目投资决策阶段的风险进行评估,采用专家打分法对项目前期和建设阶段的风险进行评估,用不确定性分析方法对项目租售阶段风险进行评估。4、菏泽市磐石新城房地产开发项目风险控制。针对项目的投资决策阶段、项目前期阶段、项目建设阶段、项目租售阶段的风险状况,提出风险控制措施,以切实加强项目风险,减少投资损失,提高项目经济及社会效益。通过对菏泽市磐石新城房地产开发项目各个阶段进行风险识别和风险评估,可以得出该项目在投资决策阶段、土地获取阶段、项目建设阶段和项目租售阶段都存在一定的项目风险。研究结果表明,开发单位要控制该项目的风险,应着重从以下几个方面着手:首先,综合利用当地的政治投资政策,并进行综合社会效益评价,减少投资阶段风险;其次,合理利用本地区政府的支持,制定可行的拆迁补偿方案,并且做好房产的预售工作,弥补资金的不足,减少土地获取阶段风险;再次,制定严格的设计变更审查制度,优化项目设计方案,完善的企业内部控制系统,减少项目建设阶段的风险;最后,大力投入广告以及相关媒体的宣传力度,并采取不同的销售定价策略,减少租售阶段的风险。
[Abstract]:With the gradual development of China's socialist market economy and the continuous improvement of people's living standards, the development of the real estate industry in the macro has been out of the brewing and exploration stage, rapid development has become the foundation of the national economy, leading and pillar industry, and stimulating the development of related supporting industries, formed an important industry groups to support macroeconomic rapid development, constitute the main source of national income. Especially after China's entry into WTO, China's real estate industry has gradually become a very important field of investment, and thus promote the rapid development of China's real estate industry. The real estate industry has high risk, high investment but, accordingly also has high profit advantage, so the risk facing the rational and scientific analysis and prevention of real estate investment projects is very necessary. The Heze Panshi City real estate development project Study on risk management, can reduce the blindness of investment decision reasonably, avoid investment risk, reduce the cost of investment, so as to increase the economic profit developers, and will make the real estate investment is more and more perfect, reasonable progress. The aim of this paper is to Heze Panshi City real estate development project as the object, using the related theory of real real estate development project risk management, risk identification may occur at all stages of project development, and then to evaluate these risk factors, the main risk factors affecting the profits of the project, to find out the risk control measures and risk treatment plan for each risk to the risk management of the project, to achieve the expected benefits. The main contents include: 1, analysis of the general situation of Heze Panshi City real estate development project. The project mainly introduces the basic situation of construction The content and the progress in the implementation of the market analysis of the.2 project, Heze Panshi City real estate development project investment decision-making stage risk identification. According to the characteristics of the project, the early stages of the project, the construction phase of the project risk identification, project rental stage, analysis of various risk identification in various stages of the project development process meet, find out the influence of the main risk factors of the project and the development of.3, the risk assessment of Heze Panshi City real estate development project. Risk assessment using the financial analysis of the project investment decision-making stage, using expert scoring method of risk of the project and the construction phase evaluation method to assess the risk of project rental stage.4 the uncertainty analysis and risk control of Heze Panshi City real estate development project. According to the investment decision-making phase of the project, the early stages of the project, project construction Stage, project rental stage risk status, risk control measures are proposed, in order to strengthen the project risk, reduce losses, improve project economic and social benefits. The results show that the risk of developing units to control the project, should focus on from the following aspects: first, the comprehensive utilization of local political investment policy, and comprehensive evaluation of social benefits, reduce the investment phase risk; secondly, the rational use of local government the support of a minimum compensation scheme is feasible, and do real estate pre-sale, make up the shortage of funds, reduce land acquisition risk; Again, strict design change review system, optimization of the project design, the enterprise internal control system, reduce the risk of project construction; finally, vigorously into advertising and related media publicity, and adopt different pricing strategies, reduce the risk of less rental stage.
