【摘要】:我国商品住房的发展始于80年代末90年代初,住房分配货币化政策的改革,使我国住房进入一个市场化流通的时代。从小区试点工程到小康示范工程再到安居工程的发展演变,直至新世纪以来商品住区的全面发展,我国住区规划设计取得了显著的成就,居民的居住环境也得到了明显的提高。在政府各项宏观调控政策平稳运行,以及市场环境的持续改良背景下,西安市商品住区的发展也随之渐入佳境。尤其是作为西安市经济发展新的增长极——高新区,其商品住区的规划建设成为引领西安市商品住区建设发展的风向标,并在规划设计方面积累了一些值得借鉴的经验。本论文以西安市高新区商品住区为研究对象,对其建成环境进行深入调研。首先,选取十个商品住区作为典型案例,从住区的基本概况、整体规划布局、住区物质空间系统三个方面进行了系统的研究分析。其次,在案例研究的基础上,以住区规划布局影响因素为出发点,从住区规模用地形态、规划结构及布局形态、整体空间组织、道路网与停车组织、公共服务设施配置、绿地景观营造模式、住宅群体空间组织等方面对典型住区规划设计进行横向比较。同时,以时间为线索,纵向梳理西安市高新区商品住区的发展变化并总结其规划设计特点。最后,总结当前西安市高新区商品住区存在的问题,并提出规划设计的四大优化原则及五大改进策略。通过本论文的研究,旨在获取西安市高新区商品住区研究的第一手资料,总结商品住区规划设计的规律和特点,为高新区及西安市未来住区的建设提供相关建议与参考,从而推进西安住区的持续健康发展。
[Abstract]:The development of commodity housing in China began at the end of 80s and the beginning of 90s, and the reform of the monetization policy of housing distribution. Make our country housing enter a market-oriented circulation era. From the pilot project to the well-off demonstration project to the development and evolution of the housing project, until the new century, the overall development of commercial settlements. China's residential planning and design has made remarkable achievements, residents' living environment has also been significantly improved. In the context of the smooth operation of the government's macro-control policies, and the continuous improvement of the market environment. The development of Xi'an commercial residential area has also gradually entered the good situation, especially as the new growth pole of Xi'an economic development-high-tech zone. The planning and construction of its commercial settlements has become a vane leading the construction and development of commodity settlements in Xi'an. And in the planning and design of the accumulation of some experience worthy of reference. This paper takes Xi'an High-tech Zone as the research object, and carries on the thorough investigation to its built environment. First of all. Select ten commercial settlements as typical cases, from the basic situation of residential areas, overall planning and layout, residential physical space system three aspects of systematic research and analysis. Secondly, on the basis of the case study. Based on the influencing factors of residential area layout, the paper starts from the pattern of land use, planning structure and layout, overall spatial organization, road network and parking organization, public service facilities allocation, green landscape construction mode. At the same time, taking the time as the clue, the paper combs the development and changes of the commodity residential area of Xi'an High-tech Zone and summarizes its planning and design characteristics. This paper summarizes the problems existing in the commercial settlements of Xi'an High-tech Zone, and puts forward four optimization principles and five improvement strategies for planning and design. The purpose of this paper is to obtain the first-hand information of the research on the commodity settlements of Xi'an High-tech Zone, summarize the rules and characteristics of the planning and design of the commercial settlements, and provide relevant suggestions and references for the construction of the high-tech zones and the future residential areas of Xi'an. In order to promote the sustainable and healthy development of Xi'an residential area.
