宜居视角下城市高密度住区规划策略研究

【摘要】:随着我国城镇化的快速发展,城市人口剧增和土地资源紧缺的矛盾愈发突出,城市人居环境的高密度发展成为建设常态;同时,物质生活水平的提高,使得人们对居住环境提出了更高的要求。如何创造符合当前城市发展需要的宜居环境成为社会各界要必须面对和思考的问题。本文首先从住区密度影响因素和宜居住区的评价标准两方面展开讨论,通过对住区密度测度指标、居住密度影响要素的分析,明确了高密度住区的基本特征和分布规律;通过借鉴宜居城市评价标准,从安全性、环境舒适度、功能混合度、生态效益、文化内涵以及社会公平等方面探究宜居住区评价要素,为下文规划策略的提出提供理论支撑。在上述研究的基础上,分别从新都市主义理论、可持续发展理论、立体化城市营建模式三个角度出发,对国内外高密度宜居住区的优秀规划案例进行分析,总结可以借鉴的成功经验;接下来,对天江格调、富力城、壹街区静德花园、远洋天地、新文化花园、阳光星期八、时代奥城等天津高密度住区展开实地调研,在对各个住区基本规划特点进行对比分析后,通过调研问卷的形式,探究高密度住区在空间使用方面存在的诸多问题,并深入剖析问题产生的原因;最后,综合优秀案例的成功经验和我国城市发展现状,从塑造活力多样的住区能效空间、构建便捷安全的住区交通系统、创造和谐宜人的住区公共开放空间、构建互动融合的住区绿地景观、配置完善共享的住区公共服务设施、建设公平高效的住区规划建设与管理机制六个方面提出宜居视角下高密度住区的规划策略。
[Abstract]:With the rapid development of urbanization in our country, the contradiction between the sharp increase of urban population and the shortage of land resources is becoming more and more prominent. The high density development of urban human settlement environment has become the normal state of construction. At the same time, the material living standard has been improved. Make people put forward higher request to living environment. How to create a livable environment that meets the needs of current urban development has become a problem that all walks of life must face and think about. Firstly, this paper discusses the influence factors of residential density and the evaluation criteria of suitable residential area. Through the analysis of the measure index of residential density and the influencing factors of residential density, the basic characteristics and distribution law of high-density residential area are clarified. By referring to the evaluation standard of livable city, this paper explores the evaluation elements of livable city from the aspects of safety, environmental comfort, function mixing, ecological benefit, cultural connotation and social equity, and provides theoretical support for the following planning strategies. On the basis of the above research, from three angles of the new urbanism theory, the sustainable development theory and the three-dimensional urban construction mode, the paper analyzes the excellent planning cases of the high-density and suitable residential areas at home and abroad. Summing up successful experiences that can be used for reference; next, carry out field research on Tianjin high-density residential areas such as Tianjiang style, Fuli City, one block Jingde Garden, Ocean World, New Culture Garden, Sunshine week, Times Olympic City, and so on. After the comparative analysis of the basic planning characteristics of each residential area, through the form of questionnaire, the paper explores many problems existing in the space use of high-density residential areas, and deeply analyzes the causes of the problems; finally, Based on the successful experience of excellent cases and the present situation of urban development in our country, this paper constructs a convenient and safe residential area transportation system, and creates a harmonious and pleasant public open space of residential area, from shaping the energy efficiency space of dynamic and diverse residential area, and constructing a convenient and safe residential area transportation system. Constructing interactive and integrated green landscape of residential area, configuring public service facilities of residential district, constructing fair and efficient planning and construction of residential district and management mechanism, and putting forward planning strategies of high-density residential area from the perspective of livability.
