居住区景观设计的成本控制

【摘要】：居住区景观设计日益受到广泛关注,其主要原因是居住者本身对于住区景观的要求日益提升,住区景观环境越来越成为消费者辨别住宅产品好坏的一个重要标准。因此,地产开发商在美化住区环境、改善居民生活质量等方面越来越重视。然而,如果仅仅追求景观质量和艺术效果,而不进行有效的成本控制,最终将导致房屋建设成本的上涨,无论对开发商或消费者来说,这都是不小的负担。因此,本研究通过对我国居住区景观设计的发展现状存在问题的分析,探索导致居住区景观成本过高的主要影响因素,在综合分析的基础上,提出能够更好的控制景观成本的方法及建议。研究的主要结论如下:(1)影响景观成本高低的因素主要有:设计中的空间布局、材料品种的选择、软景和硬景的设计比例等。(2)增加软景的设计比例减少硬景的设计比例,是成本控制的最主要因素。(3)材料选择方面因场地的属性而定,软景方面依据植物规格不同价格不同的理念,比较价格之间的差异,采取相应的控制措施。使成本控制贯穿项目的始终。如果在项目的设计阶段就能做到有效的成本控制,就能最大限度的对项目景观成本进行把控,即从源头上进行节约。
[Abstract]:Residential landscape design has been paid more and more attention, the main reason is that the residents themselves need more and more residential landscape, and the residential landscape environment has become an important standard for consumers to distinguish the quality of residential products. Therefore, real estate developers in beautifying residential environment, improve the quality of life and other aspects more and more attention. However, if we only pursue landscape quality and artistic effects without effective cost control, it will eventually lead to the rise of housing construction costs, whether for developers or consumers, this is not a small burden. Therefore, through the analysis of the problems existing in the development of residential landscape design in China, this study explores the main influencing factors that lead to the excessive cost of residential landscape, and on the basis of comprehensive analysis, The methods and suggestions to better control the landscape cost are put forward. The main conclusions of the study are as follows: (1) the main factors influencing the cost of landscape are: the space layout in the design, the selection of material varieties, the design proportion of soft and hard scenes, etc. (2) increasing the proportion of soft scenes and reducing the proportion of hard scenes, etc. (3) the selection of materials is determined by the properties of the site, and the soft view is based on the concept of different prices of plant specifications, and the corresponding control measures are taken according to the different prices of plant specifications. Keep cost control throughout the project. If effective cost control can be achieved in the design stage of the project, the project landscape cost can be controlled to the maximum extent, that is, saving from the source.
