W市幸福花园房地产建设项目成本管理研究

【摘要】:近年来,房地产业发展迅速,即使金融危机后的炒房热源有所减弱,国家也出台一系列的限购政策来抑制房企的过热,但是房产价格并没明显的下降,房地产行业在国民经济的作用越来越重要,对人们的生活也越来越重要。同时,房产业的蓬勃发展也出现了许多优秀的房地产企业,造成房地产业的竞争日益激烈,在国家环境和市场环境的变化下,房地产行业的发展业受到了巨大的挑战,为提高自身的竞争力和谋求发展,企业必须进行自身的管理。而成本管理在房地产项目开发和管理中发挥着重要的作用。因此,面对激烈的市场竞争和紧缩的房产调控政策,要想获取比较好的经济效益,房产企业必须加强成本的管理和控制,以实现利润的最大化,提高自身的竞争力。本文首先在学习和借鉴国内外有关项目成本管理理论的基础上,通过对房地产开发项目等相关概念界定之后,运用定性分析和定量分析相结合的方法,以W市幸福花园建设项目为例对房地产项目的成本管理研究进行深入的分析。论文首先对幸福花园建设项目的基本情况进行了介绍和分析,并对该项目目前的成本管理现状进行分析,研究发现该幸福花园建设项目的成本管理上存在比较弱的全面成本管理的意识;成本管理体系不是很健全;项目的阶段性评价缺乏;成本监控存在时间上的滞后性等问题,然后将整个项目分成投资决策阶段、设计阶段、建设阶段、竣工阶段和出售五个阶段分别对该项目成本管理的影响因素进行分析和归纳,在此基础上,最后也是分别针对这五个阶段并结合对当前该项目成本管理现状分析发现的问题来重点对该房地产建设项目的成本管理提出相应的对策和控制方法,并注重项目成本管理的整体性和动态性,在任何阶段都不能忽视该项目的成本管理。本文的研究目的在于通过对W市幸福花园建设项目的实证分析房地产项目成本管理中存在的问题,结合先进的成本管理理论和方法,分析得出该项目成本管理的措施,以解决实际的问题。通过对本文的研究,希望能为房地产开发企业进行项目的成本管理和控制,降低成本、提高市场竞争力提供一定的参考和借鉴意义。
[Abstract]:In recent years, the real estate industry has developed rapidly. Even after the financial crisis, the hot source of real estate speculation has weakened, the state has also issued a series of restrictions to curb the overheating of housing enterprises, but the real estate prices have not decreased significantly. The real estate industry plays an increasingly important role in the national economy, and it is also more and more important to people's lives. At the same time, the booming development of the real estate industry has also produced many excellent real estate enterprises. As a result of the increasingly fierce competition in the real estate industry, under the changes of the national environment and the market environment, the development of the real estate industry has been greatly challenged, in order to improve its competitiveness and seek development. Enterprises must carry out their own management. And cost management plays an important role in the development and management of real estate projects. Therefore, facing the fierce market competition and tight real estate regulation and control policies. In order to obtain better economic benefits, real estate enterprises must strengthen the cost management and control to maximize profits. First of all, on the basis of learning and learning from the domestic and foreign project cost management theory, through the real estate development project and other related concepts defined. Qualitative analysis and quantitative analysis are used. Taking the happiness garden construction project of W city as an example, the cost management research of the real estate project is deeply analyzed. Firstly, the basic situation of the happiness garden construction project is introduced and analyzed in this paper. By analyzing the current situation of cost management of the project, it is found that there is a weak awareness of total cost management in the cost management of the happiness garden construction project. The cost management system is not very sound; Lack of periodic evaluation of the project; Cost monitoring has the problem of lag in time, then the whole project is divided into investment decision stage, design stage and construction stage. On the basis of the analysis and induction of the factors affecting the cost management of the project, the completion stage and the five stages of sale are analyzed and summarized respectively. Finally, in view of the five stages and combined with the current project cost management analysis of the problems found to focus on the cost management of the real estate construction project to put forward the corresponding countermeasures and control methods. And pay attention to the integrity and dynamic of project cost management. At any stage, the cost management of the project can not be ignored. The purpose of this paper is to analyze the problems in the cost management of the real estate project through the empirical analysis of the construction project of happiness garden in W city. Combined with the advanced cost management theory and method, this paper analyzes the project cost management measures in order to solve the actual problems. Through the study of this paper. It is hoped that it can provide some reference and reference for real estate development enterprises to manage and control the project cost, reduce the cost and improve the market competitiveness.
