【摘要】：建安成本是房地产企业成本支出的主要组成部分,也是现代房地产企业内部管理的一个主要环节。建安成本控制的好坏直接影响到一个房地产企业的利润的好坏,甚至影响一个企业的长远发展。所以有效的加强建安成本控制的管理,向管理要效益便是一个很好的研究方向。本文先从分析国内房地产市场环境入手,指出现阶段房地产行业在快速发展过程中面临的实际现状,以价值工程分析法作为理论分析的基础手段,从分析房地产企业的特点以及成本的构成要素出发,结合中海地产在建安成本管控方面的建设思路以及其在发展过程中产生的问题为分析脉络,详细的分析了其对建安成本管控的具体解决思路,并以具体工程为实证的形式,验证了其该方面取得的巨大成效。全文分为以下六章展开论述：第一章,绪论。对课题研究的市场背景、实际的现状、现实意义以及研究的方法、技术路线进行了分析阐述。第二章,成本控制理论分析。以价值工程为理论基础,介绍了价值工程与房地产成本控制的关系。第三章,分析房地产企业的特点及成本构成。第四章,分析中海地产建安成本控制的建设及存在的问题。第五章,研究了中海地产建安成本的控制与实施的方法。第六章,实证分析。
[Abstract]:Jian'an cost is the main component of real estate enterprise cost expenditure. It is also a main link in the internal management of modern real estate enterprises. The cost control of Jian'an has a direct impact on the profit of a real estate enterprise. It even affects the long-term development of an enterprise. So it is a good research direction to strengthen the management of cost control of Jianan effectively and to seek benefit from management. This paper begins with the analysis of the domestic real estate market environment, points out the current real estate industry in the rapid development process of the actual situation, with value engineering analysis as the basic means of theoretical analysis. Starting from the analysis of the characteristics of real estate enterprises and the elements of cost, combined with the construction ideas of China Shipping Real Estate in the construction of Jian'an cost control and the problems arising in the process of its development, this paper analyzes the context. Detailed analysis of its specific solutions to the cost control of Jian'an, and concrete project as an empirical form, to verify its great achievements in this area. The full text is divided into the following six chapters to discuss: The first chapter, introduction, analyzes the market background, the actual situation, the practical significance, the research method and the technical route of the research. The second chapter is the analysis of cost control theory. Based on the theory of value engineering, the relationship between value engineering and real estate cost control is introduced. The third chapter, analyzes the real estate enterprise's characteristic and the cost constitution. Chapter 4th, analyzes the construction and existing problems of construction and cost control of China Shipping Real Estate. Chapter 5th, studied the cost control and implementation of Zhonghai Real Estate. Chapter 6th, empirical analysis.
