【摘要】:近年来,房地产开发集团的成本管理信息化需求越来越大,许多集团公司都在寻求企业成本管理信息化的最佳模式。然而,在信息化资源配置和满足成本控制核心需求两方面,遇到了很大的困难和挑战。一方面,在工程造价计算中造价软件已经逐渐替代了传统的人工手算模式,大量的工程造价基础信息有着虚拟化,电子化的趋势;软件丰富多样,导致信息的交互十分困难。另一方面,传统信息化建设模式的效率低,集团下属单位进行信息化部署实施成本高;集团下属单位在实施成本管理系统时,需要承担一次性购买软硬件的投资风险;下属单位还需配备专业系统管理人员维护系统;当集团规模扩容时,现有信息化建设可扩展性较弱。针对企业信息化建设进程中遇到的问题,提出利用云平台的概念,采用多租户数据库技术和虚拟化技术,以集团公司及其项目子公司信息化建设为服务目标,设计了基于云平台模式下实现成本控制系统的应用方式。SaaS模式让集团企业不用购买硬件和软件,帮助企业有效降低信息化投入成本,同时为交付提供便利。在SaaS模式的基础上,云平台还能为用户提供资源虚拟化、以及利用PaaS模式为企业提供个性化等解决方案。此外,云平台能够整合集成大量的企业信息,为房地产开发企业的宏观战略分析提供海量的数据支持,甚至可以给政府对于调控房价、制定政策时给予一定的帮助。文章做了以下工作: (1)对国内房地产开发成本控制信息化的现状进行了分析,然后比较了房地产开发的成本管理传统模式及云平台模式的应用意义,由此引出了选题工作的意义; (2)分析了在成本控制过程中房地产开发商对平台动能的需求:基础计算需求和个性化需求。(3)对基于云平台的成本管理系统进行了设计及实现:主要包括了云平台架构的设计、平台功能子模块的设计、数据集成的设计、虚拟化技术、宏观数据查询的Paas平台面提供的个性化服务、宏观数据查询实现等。 (4)对云平台技术在房地产开发中的应用进行了总结与展望。
[Abstract]:In recent years, the real estate development group cost management information needs more and more, many group companies are looking for the best mode of enterprise cost management informatization. However, in the information resource allocation and cost control to meet the core needs of two aspects, encountered a lot of difficulties and challenges. On the one hand, the project cost in the cost calculation software has been a gradual replacement of the traditional manual calculation model, a large number of engineering cost based information with virtualization, the trend of electronic software; abundant information interaction leads to very difficult. On the other hand, the efficiency of the traditional information construction mode is low, group subordinate unit of the deployment of information technology to the high cost of implementation; group of subordinate units the implementation of cost management system, need to take a one-time purchase of hardware and software investment risk; subordinate units also need professional system administrators to maintain the system; When the group scale expansion, the scalability of existing information systems is weak. In the process of enterprise information construction encountered problems in the concept of cloud platform, multi tenant database technology and virtualization technology, the group company and its subsidiary project of information construction for the service targets, the design and application of cost control system to achieve cloud platform mode.SaaS mode makes the enterprise group without the purchase of hardware and software based, help companies reduce the cost of investment in information technology, and provides convenience for the delivery. The SaaS model based on the cloud platform can provide resource virtualization for users, and the use of PaaS model to provide personalized solutions for enterprises. In addition, the cloud platform can the integration of enterprise integration of large amounts of information, providing massive data support for the macro strategy of real estate development enterprise analysis, even to the government To control prices, the formulation of policies to give some help. This paper has done the following work: (1) the status quo of the domestic real estate development cost control information is analyzed, and then compared the application meaning of the traditional mode of cost management of real estate development and cloud platform mode, which leads to the topic of the significance of the work; (2) analyzed the demand of cost control process of real estate developers on the platform of kinetic energy: basic computing needs and individual needs. (3) the design and implementation of cost management system based on cloud platform: mainly includes the design of cloud platform architecture design platform, function module design, data integration, virtualization technology personalized service, Paas platform provides the macro data query, macro data query realization. (4) the application of cloud platform technology in the development of real estate are summarized and discussed.
