房地产企业标准化管理实践的探讨

【摘要】:我国的房地产行业在近10年突飞猛进,部分品牌大开发商已进入千亿行列。但是随着国家调控政策的不断出台和土地出让成本的不断上升,房地产市场越来越难以进入,很多的中小企业面临着生存危机。随着规模化的加剧,企业的融资与管理都面临着越来越多的困难。企业要想利用不算充足的自由资金和人力资源达到高速扩张的目的,就应该规范房地产管理,以更高的效率来利用和管理资金与人力资源。 房地产企业管理的标准化,首先是产品的标准化。标准化产品是经市场检验的具有通用性和延展性的成熟产品,,能够实现项目的快速复制。国内一线品牌的房地产企业依据其企业战略,对客户和土地资源进行细分,根据其多年开发沉淀下来的多种产品,确定适应市场需求和企业战略的一系列标准化产品线,并建立了支撑标准化产品线的各种数据库。 房地产企业规模化之后,各种合同、采购清单繁多。为满足快速发展的需要,房地产企业的成本管理也须实行标准化管理,建立各种成本数据库。成本管理标准化包括了合约管理标准化、合同版本标准化、采购清单标准化等几个模块。 房地产企业的设计产品标准化,为工业化、标准化施工提供了有力的保障。本文从结构施工的标准化和精装修的标准化两方面阐述了施工的标准化管理。由于人口红利的消失,建筑人工成本不断攀升,建筑行业需要逐步从全现场手工的施工模式转变为工厂生产、现场拼装的施工模式。 本论文分析了规模化大型房地产企业在产品设计、成本和施工的标准化做法,对中小规模的房地产企业也有一定的参考价值。
[Abstract]:The real estate industry of our country has been advancing by leaps and bounds in the past 10 years, and some of the big brand developers have entered the hundred billion ranks. However, with the continuous introduction of national regulation and control policies and the rising cost of land sale, the real estate market is becoming more and more difficult to enter. Many small and medium-sized enterprises are facing survival crisis. With the aggravation of scale, enterprises are facing more and more difficulties in financing and management. Enterprises want to use insufficient free capital and human resources to achieve the purpose of rapid expansion. Should standardize the real estate management, with higher efficiency to use and manage funds and human resources. The standardization of the management of real estate enterprises, first of all, is the standardization of products. Standardized products are mature products with generality and extensibility that have been tested by the market. According to its corporate strategy, the real estate enterprises of domestic first-line brands subdivide their customers and land resources, and develop and precipitate a variety of products according to their years of development. A series of standardised product lines adapted to market demand and enterprise strategy are determined, and various databases supporting standardized product lines are established. In order to meet the needs of rapid development, the cost management of real estate enterprises must also be standardized. Cost management standardization includes contract management standardization, contract version standardization, purchase list standardization and so on. The design products of real estate enterprises are standardized for industrialization, Standardization construction provides a powerful guarantee. This paper expounds the standardization management of construction from two aspects: standardization of structure construction and standardization of fine decoration. Because of the disappearance of population dividend, the cost of building labor is rising continuously. The construction industry needs to change from the manual construction mode to the construction mode of factory production and site assembly. This paper analyzes the standardization of product design, cost and construction in large-scale real estate enterprises, which has some reference value for small and medium-sized real estate enterprises.
